Here's a view of the initial grade from the front. The garage will be on the right just about where the guy is standing. Hoyt the tractor guy still has alot of fill work to do to get the grade up to the level of the garage (you can't see this from this photo). It was about to start raining (again /forums/images/graemlins/mad.gif) as I was taking these pictures and I didn't want to do anything to slow Hoyt down. So I'll get a picture of the finished grade adjacent to the garage next time.

It took lots of dirt to get the grade up to the level of the garage on the right side.

Finally, after a long delay due to rain and wet ground, today the interior footings were dug, 4" of gravel was laid, vapor barrier and rebar / wire mesh were placed.

Last one. Next - need to get the electrician out to place 1 floor receptical and then get it inspected. With any luck, the slab will be poured on Wednesday. I sure hope this happens as the chances of rain go up later in the week.

If all goes well, the framers are scheduled to begin Friday or Monday.

Wow! Whatta house!!!!

I was wondering, did you put drainage on the outside of those walls? Is the concrete sealed? I'm from Ga. and several folks I know have had moisture problems because of this.

If you put up that retaining wall, while the dirt's loose and the big equipment's still around, it'd be a good time to think about drainage for the wall and surrounding grounds (pipes, aggregate, geomat etc.) and burying ties for the wall structure. Also, if you want any lighting or electrical in that wall it's the optimal time to do it. It'll save a ton later. Sorry if all this is in the works.

Yes, there is the exterior walls were coated with a spray-on elastomeric material over which was placed a protective fabric material. Then fabric-covered perforated drain pipe was placed in the bottom of the trenches and this was coverd with gravel. Finally, the trenches were back-filled with dirt. There are some pics of these steps earlier in this thread.

That's a great idea that I had not considered. I will talk to my builder about that.

</font> Well, thank you for the kind words. But right now, all I can say is "Wow! What concrete walls!!!!" As mentioned earlier, hopefully by this time next week I'll be able to post some pictures that show the framing has begun. Then, it should start looking like a house.

Well, they poured the basement slab last week. Did not get any pictures of that, but I don't think its anything terribly exciting (except for me - any progress makes me happy).

Today, I drove up to see (a) someone else's vehicles and (b) wood. Wahoo!!! Framing has started!

Exterior side wall.

I just snapped a few pictures, trying to avoid having the framers feel uneasy. The bossman said if any faces showed up in the pictures to put a black bar over their eyes. Said he's not sure, but some of them may be on a wanted list somewhere. I think he was joking /forums/images/graemlins/crazy.gif .

Last one. This view is from the garage end of the house. Conspictuously absent is a garage floor. We're still waiting on the steel to be delivered and installed so we can pour the concrete slab. They are supposed to be there tomorrow. But, then again, they were supposed to have been there last week. So, who knows. Any additional delays, however, will have an impact on the progress of the framing crew as they should be moving up to the main floor tomorrow.

Thanks for the updates. Even though I am not responding frequently, I am checking out your progress. It is quite interesting. I would like to make a list of "should have done this". Over on Country by Net they have several homes being built or finished. I have followed those as well. Thanks again, Rat.

Those concrete walls look really good.
Nice to see the 2 X 6 framing on the lower level. Looks like they're doing a good job for you.
Keep taking lots of pics, they'll be a help someday, I guarantee it, not to mention being fun to look at 20 years from now with the grandkids.

Thanks for following along. It has been an interesting journey so far and will become more so as this project progresses.

Yeah, we started early with this one. The first regret is our choice of architects. Took her 4 months longer than projected to complete the first set of plans. It ended up being too expensive to build (more than double the target price we told her we were aiming for). So, we started over. Add 3 more months of design. To give you an idea of how far behind we are, we told her the first day we met that we wanted to be moved into our home in July (as in last month). You can see where we are in the building phase. Now that we are finally building, she has disappeared. Doesn't return phone or e-mail messages. Rumor has it that she is no longer in town. I'm happy my builder can compensate for her absence. Should have fired her last year.

Thank you. I wish I knew how many yards of concrete went into the footings, walls and slab. Still need more for the garage floor, patio and driveway.

I will keep taking pics. The problem I'm having is I need a wider angle lens to get any meaningful pictures of interior spaces. A better eye for composition would help also. I'll post a few pics from today next.

Today's progress included completing the framing of the basement, walls braced (and hopefully plumbed), some exterior sheathing placed and a good start to the floor system on the main level.
