Building a barndominium

/ Building a barndominium #41
I'm going to have closed cell foam sprayed after I'm done with plumbing & electrical. Depending on how expensive it is, I'll either have it all closed cell foam or a layer sprayed directly on the metal and then fiberglass batts.

I would have preferred the spray foam but it was cost prohibitive for a total of 4400 sq ft. I am happy to report that what we did has worked better than I could have hoped for. Our most expensive electric bill has been about $160, that is for the whole property, both buildings and the well pressure pump. I keep the house at 74 degrees too.

I installed the windows. Next up is sheathing the wall one interior wall and then closed cell foam insulation

Nicely done. Bummer about the position of that horizontal metal framing member; preventing you from putting the windows any higher.

Did you use tempered/safety glass at least, I hope?

I absolutely love seeing young couples build their home. Benefits to their relationship is never-ending.

Great going Joe. I'm looking forward to more of your build.

The windows will be about a foot of the floor, just doesn't look like it in the video. No safety glass, I just won't let my 12 year old ride her tricycle upstairs.

Thanks for the young couple compliment. We've been married for 22 years.

I finished sheathing the interior wall. Got a quote for 2 inches of closed cell foam over 2400 sq ft of surface area - $5,200.

If you really are going to eventually build a "proper house" I'd think hard about the spray foam expense over f/g. It is the best, but considering your future use...? We planned on doing exactly what you are, that was 8 years ago, but our kids are out of the house and the real estate taxes among other things..... we just finished a small 2 story addition, we're staying here:laughing: (just like Eddie's past experience)

Another great video.

I got a workout just watching. Got a tip on using forks and an expanding plank. I have one that came with my little Giant ladder system.

I like that idea of the forks lifting the sheets and the braces for the plank. Will keep that for future work. Jon

I've been working on plumbing while my wife is installing electrical boxes. Just the parts that have to be done now. Really slow progress compared to framing.

Looks like the essential plumbing is in order :D
After framing, the "big bang" visual progress does seem to slow down but that makes the difference between a barn, and a home

Insulation !! Finally, I'm so tired of messing with plumbing and electrical.
