    They are so comfortable more and more pants are available flannel or fleece lined. I saw some pretty nice khaki pants the other day that were lined. Might have to get a pair of those.

    With the Carhartt long johns being nearly $50 I think the limited seasonal use might not justify them. But, some wear them year 'round I think.

    I have a couple pair if flannel and one pair of fleece lined trousers, pants, jeans.....whatever. There are nice when it gets down to the 20's or below. I would expect they are essential for the temps you get.

    It can certainly be a Win-Win. A friend of mine 'sold' place his to a conservation easement which will allow it to be maintained as a cattle operation after he passes. His children will inherit cash money. In all likelihood they would have sold it to a developer.
