Get ready for more surprises when you finish your house. I finished mine in 2006 and when I recieved the Cert. of Occupancy I almost had a fit when I read it.
"By issuing any permit or certificate, or by conducting any compliance inspection, the County makes no warranty, implied or otherwise, that any inspected building is constructed wholly in compliance with adopted codes or that it is safe or fit for any particular purpose. The County expressly disclaims any liability for construction defects in buildings it is called upon to inspect in the course of carrying out its government duties. Owner desiring protection from construction defects should hire their own inspectors who can be present while construction is in progress.

What was the reason for all the inspections then!

Hi,
Hope things are better up where you are than here when it comes to permits. Don't think safety ever gets even 5th place.

Pima County. Wanted to put in another power pole, currently just to park a motor home.
Permit for pole $350
No Septic No power pole. Septic permit $350 - Septic tank has to be "Designed" by a county approved engineer.
No Septic until I have an approved House Plan. Goes by SQ FT.
OH wait, have to have an inspection by Flood Control before anything can be done.

I just gave up, all that to get a power pole.

My sister has 5 acres near Marana. Thought about building a house & barn up there.#13,500 before a shovel could be put in the ground.

Take some of that money and get every elected bum in that county thrown out of office. Its time to take the country back from the control freaks we have running our lives.

Still waiting for draftsman to add all the items the inspector requested. Meanwhile we got the new septic in. I had one done the first week we bought the property, as an existing perc test was going to expire. After having had the property a year, we decided to build at a different site, 400 feet away. Expensive mistake or insurance. Oh well.

She's been gone for many years now, but we do like the idea of a guest house at the original site. Whether its a log cabin or a modular or just the travel trailer that we are staying in now, it's nice to be hooked up.

The week of the 4th I spent a whole week at the Ranch. I hauled a load of gravel everyday and a load of water most days.

This weekend was not so good for working. About an hour after we got here on Thursday it started raining and it has continued all through Friday also. Actually we had quite a hailstorm around noon Friday. It's too muddy to haul gravel or water. In between downpours I'm trying to do a little equipment maintenance.

We may not be going home today. We have gotten so much rain that the roads have all turned into rivers, streams, and mud pits. My neighbor called last night and said to not try and go home as he was tired from spending all day pulling two other neighbors out of the mud. I tried at one point yesterday to move my telehandler and after I moved it about two feet, it had sunk about 8 inches. I just shut it off.

Bo, just finished reading your thread from start to yesterday. Really interesting how you are progressing. I live in Dewey and while I won't be building like you, I will have to deal with Yavapia county when I start running power to my garage.

By the way, I work for the Kubota dealer in Cottonwood, so if there is anything you need, let me know.

Hi Bo,
Just a thought. I think you have a pretty good supply or access to it. If possible build your road up. Roads "Cut In" do turn into rivers and get deeper with most every hard rain.

At my place I pretty much stayed level with what was already there. fluffed the silt, rolled in some gravel and topped it with a coarse white sand. Haven't really done anything to it in about 5 years.

Like your place the "Cut In" roads around here, hard rain = river.

The bottom left corner is my drive and the river going out to the top left is the main road.
