Good Morning!!!! 47F @ 4:45AM. Partly cloudy this morning, then becoming cloudy during the afternoon. High 68F. Winds N at 10 to 20 mph.
I haven't been imprerssed with the welds on either of the Kubota 3PHs I've owned, and have had to make weld repairs on both of them, more than once. Just remember to disconnect the battery if you end up having to tack the pieces in place on the tractor. Don't want to burn out any of those expensive electronics, David.
Not much accomplished yesterday, but I did get some ads refreshed and a new ad for the 7x16 box trailer posted.
I also heard back from another realtor, who seemed much more informed than the other one I spoke with. We discussed the commission issue at some length, and learned that the buyer can't roll the commission into a loan, if there is one. In reality that just means it shows up in a different spot on the title company's balance sheet, as all the money in the transaction ultimately comes from the buyer. So from that perspective, I'm just going to keep my focus on how much is left after closing costs and everything else, and take the largest remainder But the way things are going, I'll be lucky to even get one offer.
Last year I spent a fair amount of time adding descriptive text and photos to a Zillow page for the home that I was hoping to use when it came time to sell. And now I see that Zillow has deleted all of it. So I spent more time digging through photos and rewriting the descriptions, and still don't have it up to speed.
I also heard back from another insurance broker, and the news wasn't good. The only option she was able to find for homeowners insurance on the old place came in at just shy of $11K/year, and that was just for fire coverage. She also looked at the soon to be bankrupt California FAIR plan, also just fire coverage, and it was even more. I was shocked that the premium for the house went to over $6K/year this year, but I guess I should be thankful to get any coverage at all. I'm even more worried there will be no buyers willing to fork out that kind of money, and I'll be stuck with a property I can't sell.
No, I've made no progress on the firetruck, Ken. I'm half tempted to just about give it away, but a neighbor up there seems keen on helping me get it running again. He's been sick a lot lately, so that'll be up in the air for a while longer.
I've been on Medicare for a while now, but up until recently haven't had any medical charges. While going through the mail yesterday I came across a statement from my Plan G supplement provider. One charge stood out because the doctor charged less money than Medicare reimbursed them for. How does that work, and have others seen the same thing?
Today is supposed to be dry so I'll get the firewood unloaded and stacked, and if there's time left, try to get in a dump run. And probably post some more ads.
Hope everyone enjoys their weekend!
