Besides the unusually cool weather, and unusually warm weather, and the very unusual amount of rain in the last 6 months, this past week I got a letter from the city. It seems that the Federal Emergency Management Agency (FEMA) has "updated" their studies of the floodplain and I'm now in an area where mandatory flood insurance may soon be required.:mad:
I got a letter from the county awhile back that my property may soon be added to a floodplain. I have a small creek thru my property, but they indicated flood plain on the larger creek it goes into on my neighbors. Not sure how it will affect me, as my house is 40ft above that point.

Hit 30s by lunch time, feels like summer compared to yesterday.

I have one garage door opener that will not function properly below around 25-27ー, it will come up about two feet and stop. If I hit the button and lift a little, it opens fine. I can稚 find any binding and I have lubricated the tracks and rollers. The doors are not particularly heavy, the openers are Genie chain drive units that were premium units designed for heavier doors. Above 30ー it works as well as the other two.
Opinions please.

My openers have a screw adjustment for opening torque.

Any chance the lubricant is thickening as the temperatures go lower, making more work for the motor? Try disconnecting the opener and manually lifting the door to see if it's binding.

I've also had problems with bearings going out in the little wheels that ride in the garage door tracks. That effects alignment as well, causing even more binding.

60°F this morning and forecast for 71°F this afternoon. Weather Channel is predicting 38°F for Wednesday morning so ..... typical Texas January temperature roller coaster.

During moving equipment, out of the way, to install new shop lights one of the casters on my out feed / assembly table failed. Simple? Tip it over and replace the caster? Nope, not that simple.

The bottom deck is home to a large 6 drawer drafting flat file cabinet. In order to not have to unload and remove the flat file I'm going to put my palletforks on the tractor, install the 72" fork extensions, and see if I can just lift the entire table high enough to replace the caster. I may just replace the entire set with higher capacity casters that I already have. The new casters are a bit larger so ..... will make the table height a bit higher that the table saw. I've already planned to build a new out feed table for my table saw this spring so, no problem.

I'll get some pictures ...... as this progresses.

24ーF and cloudy this morning, going up to 43ー. Expecting rain this afternoon and through the evening. Warm spell for the next couple of days here, then back below freezing for the weekend.

Wife got a couple of lights on the dash of her new car yesterday. Voice in the car told her to get engine serviced soon. :eek: She was not pleased. A call to the Kia dealer revealed there is a recall on the Niros for a fire hazard somewhere under the back seat. Kia's not having a good time with fire hazards lately. Lady at the dealership told her the soonest they could get her in is Thursday afternoon, yet told her it's safe to drive until then. She asked for her name, and noted that she told her it's safe. Hoping she was right.

We had Kia suv toast out near us. Looked like it was just going down the road, and started smoking. I watched it go from smoke to flames in a couple of minutes.

I second what LouNY states about torque adjustment. If that unit has them. Or take the easy way out and get a can of WD40 on it.

that looks great Rick, nice job.

picked up 8 more bales of hay from the local feed dealer, had to chuckle because the owner, perhaps feeling contrite,
even came out and helped lift the bales of hay up into the truck. So I got a Ram commercial picture of my truck with hay in it,
a rare sight, and my fireman neighbor helped me unload them onto a pallet.

Am now ready for my worms. Easy to put together, bigger than I thought, held more, and off I went twice outside in search of good stuff for my worms.
You can get by with soaked shredded paper but I have a lot more interesting things to put in there, liked a trove of rotted hay with attached dirt, leaves,
and some organic potting soil with no chemicals but ground up fish meal or something fishy and worm castings and bat guano.
What a tasty mix! Nothing is too good for my worms...now I have to find some over the hill vegetables in the fridge to chop up and intersperse down into the soil. Need to find out if worms do ok with coffee grounds. That will be my research tonight. Though you can buy worm food...what's the point when I have plenty of natural stuff for them. Chopped up banana rinds. They will be sambaying away down there to a latin beat. ;)

Worm farm was well made, the fabric container was like a super heavy duty duffle bag from LL Bean. Probably double that thickness but nothing was skimped on it. 2 pounds of red wigglers are headed my way. Didn't think worms would be my first pet here...
Have a spot in the corner of the garden shed for the worm farm, which I will keep a little more heat on during the winter for them.

Thanks for the tips so far on the opener, I will try a couple in the morning when I have time to concentrate on it. Of course I won’t know for sure until it’s cold again.

I have heard of that problem quite a few years ago, they had problems with the circuit board in them. I believe those having problems got free repairs at the time. Don't know about now.
