I would think it prudent to at least visit the place before buying anything...
I also don't like the "gated entrance" idea. I'd rather find my own "place in the country", than theirs.

Cat scratch fever - had it back in late 90’s. Yes, we had a tiny kitten and thought nothing about it when i got a small scratch, but later I started having vision problem left eye. By the time I went to eye dr I couldn’t even read the big E on the chart, but could see outside the center. Doc sent me for in depth exam where they did the dye thing etc. Couldn’t find the problem until it was suggested I get a blood test. Yup, positive for cat scratch fever. A round of antibiotic treatments and it cleared up, vision back to normal.

RNG if the recession that the country seems to be trying to talk itself into hits real estate should get cheaper. Roll the dice.
It's already hitting the market where I'm looking. Prices are down from last year, and most of the notices I see on Zillow are price reductions, not new listings. Higher interest rates are still putting upward pressure on homes at the bottom rung of prices, as people can afford only smaller homes at this inflated level of interest rates. But prices are still horribly high from what they were just two years ago, and that's just something everyone has to deal with.

I found out that the owner of the house next to mine that has been partially completed since 2005 died back in March. You got to love the neighborhood gossip. They know everything. Now we will see how long it sits, will a flipper get it, will it be torn down? Will the new neighbors be nice or creepy? Life is an adventure.
That's a two way street, Chris. There doesn't seem to be any way to tell what kind of people might be living in the houses around the one you're thinking of buying. A nicely kept house could have a nosy person that will call the cops every time you try to change your car's oil in the driveway. A trashy lawn could mean it's a rental, or maybe just an older person that can no longer cut their own grass and can't afford to have it done very often. Or worse yet, a drug house. The agent I'm working with told me I can't ask if it's a good neighborhood, but I can ask him if he would let his daughter buy the house.

Living out in the country is no guarantee you won't have neighbor problems, either. I only have one neighbor, where I am now, but they're the only stinkers in the whole neighborhood.

Always talk on here re hiking, so when wife read me this quote “hiking is just walking where it’s OK to pee” I had to chuckle.

Picked up Cody from the groomer. They shampooed him several times to get the fluid film out of his fur but some still remains. That stuff does not come off easy. But next time it will be gone we hope.

"There doesn't seem to be any way to tell what kind of people might be living in the houses around the one you're thinking of buying"

When the house on the other side of us was for sale we had two couples stop in to chat. Neither one ended up buying the house. What does that tell you? o_O

Good morning! Low of 28°, headed up to 52° today. Rain showers this evening, then periods of rain around midnight, changing to snow by morning. Then a greater chance of snow tomorrow, high only going to 32°.

Unfortunately, the wind will be returning with a vengeance----- could have gusts as high as 65mph here, up to 80mph on the mountain peaks.

Our road is a mess! Mud, mud, everywhere...... I know why it's in the state that it's in.... by the cause of two idiot neighbors, doing things that they "think" will help with drainage. But now they are proven wrong.....
There is no reasoning with Bubba 1 and Bubba 2......

A question for you Texas guys:
How is the Centerville area? Looking at some land about 15 minutes outside of the town, off I-45. Supposed to be heavily wooded and multiple creeks. I still need to get more specific info about the subdivision, but they "can't" send me a subdivision plan..... I think it's more like "won't"..... it seems they really, really want a potential buyer to actually visit the site. Maybe for some high pressure sales pitch?

The video of the Clydesdales was scary at first. Glad the last horse was ok. I guess that was the literal meaning of "pile up".....

Going to make a run to Costco for fuel and a few items. I hope the list stays small....

I hope everyone's day goes as expected.
Not sure where this is but being 90 miles from Centerville it is out there somewhere in East Texas. Centerville being midway between Houston and Dallas is a long way from either city.

While you relax in the peace and quiet of your pristine piece of country Texas land, know the thrills and convenience of the city are only 90 minutes away. Located midway on I-45, Beaver Creek Ranch is nestled between two of Texas’s largest cities - Dallas to your north and Houston to your south. A host of entertainment, activities, and sporting events are all within a short drive from your gorgeous country homesite. What better way to enjoy a day in the city than knowing the serenity of wide-open pastureland

Dang I do a lot more hiking then I ever realized.
Seems like quite a bit is from the tractor cab to beside a tire or to the far side of the pickup. :ROFLMAO:

wow, hail storm just went through after very loud thunder, hail the size of dimes made everything white.

electrician just left, told the guy I liked him very much but could not afford to call him again.
50 bucks in parts, 1300 in labor for three hours work. That's ridiculous, I told him job was worth half that and he agreed.
But having waited three months for an electrician, just had to get this done. Needed a licensed electrician since he was making changes to
panel box. Next time I'll ask for work done on a hourly basis. Since when do single electricians with one truck get 400 an hour?

noise cancelling earbuds showed up, very hopeful they will help with my tinnitus

At 315 PM EST, a severe thunderstorm was located over New Hope, or 13 miles northwest of Trenton, moving east at 45 mph. HAZARD...60 mph wind gusts and quarter size hail. SOURCE...Radar indicated. IMPACT...Minor damage to vehicles is possible. Wind damage to roofs, siding, trees, and power lines is possible.

We got walloped here, and miraculously no damage. Looks like this spun a small tornado across the river.

Oh, yeah.... for sure. But don't want to travel there for the weekend and be stuck listening to sales pitches. I wouldn't mind being 1 on 1 with a sales person and touring the place.
I was more or less trying to get an idea about the area before diving in.

/ Good morning!!!! #165,138
I don’t like the sales tactic. They don’t tell you exactly where it is. Im used to exact directions, with maps, plats listed. I’d be concerned about private paved roads, etc. is there bond in case developer doesn’t put them in? Local place did that, sold the lots and never finished the roads.

I see a lot of well pads in the area, really close together which seems unusual. Course land might not be near them.
Well, that's what I asked about when I called them. I asked for a subdivision plat plan, even if it was emailed in sections. They said they couldn't do it.....

I was a construction project manager years ago.... I could send a whole subdivision plan to anyone needing one. I was also asking pertinent questions about septic, water costs, permits, etc.... They couldn't answer any of the questions.

I would never buy sight unseen, but I also know what important questions need to be answered before I would even consider a parcel.

Yeah, that's why I'm trying to get at least some ideas about the surroundings.
