68 going to 88 today, just some smaller chores to do today, and likely will do some tree watering.
I had the former owner of my home over yesterday to check out the placement of a surveying stake, which shows part of my property is actually owned by another neighbor, and the little wooden bridge at the corner of my property is half on the neighbor's land. Makes no sense, properties in farm country here go from ditch to ditch, usually the center of the ditch.
Here I am 30 feet off. Going to have a long discussion with the surveyor today, I don't care how fancy his gps is if the results make no sense. Properties here line up in squares or rectangles and why a line would be 30 feet inside the ditch line is the question of the hour. Good reason to have a property surveyed before one buys it...though maybe I have a title insurance claim.

A doe and two spotted fawns are hanging around back in the woods, all the baby birds have fledged, and the crepe myrtle is in full bloom...must be entering the last half of summer.

I've worked with a lot of surveyors (Army mapping lab for 37 years) and they are USUALLY pretty good. But they tend to trust their instruments. When we had our present place surveyed and he sent us the draft survey one boundary line was noted as 45 degrees out of whack. When told about it he blamed it on the instruments and not checking the numbers.
I've written previously about a boundary line falling inside the neighbors driveway apron.
Well I thought I pretty well knew where the corners were in my Virginia lot. Until they marked it :

My survey and a subsequent survey showed that when the county put in the driveway apron they shifted the line well onto my land. My neighbor on the left was about to put in a concrete driveway going straight back from the pink flag and bordering the wooden well cover you see in the back. He was going to effectively go straight back from the concrete apron and a little wider.

After he got his survey he changed his mind.

My parents bought 20 acres (so they thought) in Vermont in 1963, fully fenced but not surveyed. When they went to sell it in 1980 and had it surveyed it had grown to a little over 30 acres.
This was confirmed when the neighbor did a survey using another company. And land there is TAXED at about $400,000 PER ACRE.

And remember ditches can move. IF somebody wants to they just dig the ditch in a different place and after years of use in farmland no one is the wiser.

That's how I met SWMBO. We were analyzing historical aerial photography on the Tombigbee to determine who owned what. The Tombigbee was meandering all over a valley. And land ownership was determined by the thalweg (deepest channel), I found that one landowner was "straightening" oxbows to their favor. Then by building better berms on their NEW side the oxbow would not return. And the thalweg was effectively moved over, see pic. If someone in the past had cleaned out the ditch only on one side it could have easily moved a ways.

Surveying is like a game of musical chairs, when the whistle blows everybody claim a chair and there will be one person left standing. That's why I prefer to survey and record early because then you have precedent.

75 this morning and headed to 94 today. 60% chance of rain today and some storms not far off but dieing out fast as they cross the Ohio River. May rebuild later in the day.

Birds are scheduled to arrive today. 2 barns worth atleast. Rest will be here tomorrow. Finally back to making money. I've never had to take extra time off for a cleanout and had to take an extra week this time. But litter sat in the barns piled waiting to be hauled off for a week this time. Because of weather. And that doesn't usually happen. We have had almost 9 inches of rain this month so far. Normal is like 3.

Drew. Hope your survey turns out for the better. But ditches move even without help.

Good morning! 79˚ heading to 100˚. Drew 3 months before I bought my land I went around the land with the surveyor and put red rebar stakes every 100 yards or so. When I researched the land the county records had the land listed on titles anywhere from 70 acres to 132 acres over the past 80 years. It is on a fault line and you know how the ground moves, however the fence I put up 20 years ago that intersects the fault line is still straight. I guess the land has stopped growing, yea right.

Drew do you have a title insurance claim if the total acreage is the same?

Good Morning. 1015, sunny, 86F with 68% humidity. Forecast high of 95F with 20% chance of rain today, and a low of 75F tonight.

I took the weekend off from posting. It was crazy busy at work. Not much of a break now. I'm off to Panama City in a few minutes to pick up my niece and her youngest son at the airport. I'll be seeing him for the first time. His name is Camden, and since my mind is in 1718 more than the present, I ask if Fort Nassau was going to be his nickname. {a little New Netherlands humor}

Ron, hope your Mom feels better. Mamma ripped her leg on the recliner on Friday, to the tune of 25 stitches. She has had a painful weekend, but it seems to be healing pretty good.
