A mistake I made in the process of re-plumbing my California house was forgetting to isolate the toilet plumbing when turning the water main back on. I had to remove the float valve and clean the crud out of it.

Hi all, I will post some new pics soon.I have been dealing with my so called friend the framer.He wants $1,000 extra for fir stripping,nails,gas for his gen and building the fireplaces ect ect,I understand that working with friends is a real issue and I am starting to feel it first hand.I have only paid him $2,000 so far and I fill that I only owe him what we agreed on,not the extra grand that he is requesting.I dont want to get mean but he's got my blood boiling,what would you guy's do in a situation like this?

If it were me I would just pay him the money let him finish and then send him on his way this way the framiing will get done and you will still be friendly with him. When building a house an extra grand is not that much money when you consider how much the house is going to cost when it is done.

I agree. If you have been getting good help from him call it his tip or bonus. If he has not been that much help, call it a learning curve.

One of the hard things to do is estimate what something will cost. Your friend might very well have under big it trying to give you a good deal and is losing money on the deal. When I bid a job, I figure out how long it will take me to do it, then add some for unknowns. I know what I want to make in a day and I multiply that by how long I think it will take. Then I add a day or two to that number and usually come out about right.

If he's trying to save you some money, he probably didn't pad the amount for the unkown and gave you a really low price upfront. The only way to know for sure is figure out his time and devide it by what you've paid him. Then you can figure out if he's being fair, or taking advantage. What's a fair days pay for what he's doing in your area?

Eddie, I think you're doing your estimating the right way. However, I have under estimated a few jobs and when I did, I just stood the loss. NO WAY would I ask for more money than I quoted on the front end!

The thing the makes me mad is,He never told me his bid did not include nails.As a friend he told me I got most of the hardware and nail just sitting in the garage.He not once said I will sale it to you half price or any price for that matter.

Put me with RaT and whynot.

It's obvious that you feel your framer isn't a real friend or he wouldn't be asking for more money.

Here's something for you to consider. Check around and figure out what the current rate is for framing a custom home. A remodeler friend of mine says it's about $3.50 square foot here in north Texas. If your friend is charging less than the the current rate, pay him the current rate. It's not fair to ask a friend to take a hit for working on your house. If he's charging you more than the current rate he's out to take advantage of your friendship, not unlike you expecting him to work for less because you're friends.

I really appreciate the advice from all who contributed.......................Wroughtn_harv,I don't feel that he is looking out for me like a friend would and he was not up front about what he now calls extras.He had every opportunity to tell me we were over the original bid but he choose to wait tell three day after he's completed and then he sent me the fax,.I will be paying him $3.18 a sqft for labor and nails. I bought all the straps and hardware and lumber my self.

I think 3.18 a square foot would be very reasonable in California. We pay that in Southwest Arkansas/Northeast Texas for labor alone. I think the nails and hardware are extra. I imagine the going rate in California is more. I wouldn't be too upset with the deal.

I just got back from meeting with the framer I agreed to pay him the extra thousand after he straight edges everything.I started feeling like the bad guy after reading some of the posts on the board.The main goal was to make him and I happy and I feel that has been accomplished now.Thanks again

Please don't feel like a bad guy. You've never given me that impression. What you've done is got yourself caught in a bind all of us do on occasion. Just yesterday I had a misunderstanding with a long time friend. He thought I was going to show up early and I hadn't thought I'd made a committment like that. By the time I got there he'd worked himself into a tizzy. So he expressed how a tizzy felt in detail.

He felt he was owed more work as compensation for some stuff he'd done for me. He gave me a brief breakdown on the balance sheet as he saw it. I was hurt for a minute. He'd written off about fifteen hundred dollars worth of my labor as a minimal contribution. I bit the bullet and got after it because as we know tizziness is dizziness with a bite.

We're men so we don't do much apologizing or explaning like women folks do. We get after it and show our feelings and thoughts by deeds. By the end of the day his actions were telling me we were on the same page. Even though the conversation was never brought up his actions showed he knew he'd over reacted was not proud of it.

One of the advantages of long term friendships is sometime we love our friends not only with their faults, but because of them. I'm a truly blessed man. I have many faults and many friends. I'm afraid at this late date to change much for fear of losing the balance.

In this instance I had two other friends of mine jump in and bailed me out bigtime. We treated the project like it was nothing but a thing. When it was done I tried to compensate them for their efforts and they wouldn't hear none of it. It seems their balance sheets were as distorted as friend number one.

Us guys in the trades find the swapping easy and natural. It's an easy currency to work with because we're well aware of the costs of doing our business. The framers know what the weldors get and the weldors have a pretty good idea of what it cost to be in business as a framer. Where it gets tricky is dealing with those whose business models we don't understand. It can be really complicated when working with folks who have a job like in a union or working for a utility etc. Between us trying to minimize our expenses and maximize the appearance of our profits and their perception of everyone in business making money hand over fist. We find them thinking we can work for free and our material cost is ten percent with a ninety percent markup. Like I said, the confusion comes with swapping when the currency isn't understood well by both parties.

However, I'm sure if you were in his shoes you'd understand that he was in a bind and couldn't afford to be as generous with you as he'd wanted. I'd bet the donut against the hole that it was a lot harder for him to ask than it was for you to hear.

You certainly did the right thing by agreeing to pay the extra money! But, the most important thing you did was to confront him and the two of you were able to agree to an understanding.

The house you are building is extremely nice looking and I am very sure once you have moved in the place the amount paid for nails will not be something you will be sorry for.

I saw that too. Not sure if I've ever seen that on interior walls before, and never on every interior wall in a house. I wonder if that's why his friend needed extra nails?

Did you notice they also used Preasure Treated Sill Plates on the interior walls? It's common on a bathroom, but why use it on all the other walls? I sure hope they used ICQ nails. Same thing with mixing the PT wood with the untreated wood in the box on the wall with the arches.
