So, I'll try to share what I've found out; not priceing stuff for me; but discussing this morning while on a work job, and a mobile home dealer was there, and figured I'd ask him.

I mentioned my assumption of $15k well, $25k septic, and $7-9k for culvert, mitered ends, and concrete apron.

He said, the well, he sees wildly varying, and couldn't really give a ball park, because of depth, any post treatment, ect

Septic; he said for a non-raised, very standard system; he is running around $9k. Which I though was very good; but he said he had a system recently that required an aeration system was right around $25k total.

He also said he was getting quotes of around $5.5k on a 15" CMP, 24 ft long, and a 5 ft concrete apron on a county road. What I'm seeing is the $7-9k for 32 ft 18" CMP, with the concrete apron.

Wife found a place she wanted to look at, 12.4ish acres, 4/3 2018 manufactured, small lake w/ access, funny shaped double triangle parcel, lots of just sand hill scrub woods, priced about 10% more than I would like. Several sheds, with power, but kinda small, fenced yard area, above ground pool, 2nd power hook up down by the lake, good condition dirt road, rightish part of the county, not ghetto (but ghetto adjacent). Gonna try to schedule a tour.

One catch... as always; pulling into the neighborhood, big (very old) sign for the HOA, and says mandatory. Gonna have to get details on that; possibly expired, but will 100% want to confirm on its status.

I'm gonna say approx 90% uncleared.

I don't 100% like the property shape vs lake location, vs house location, vs future land use; I would want a nice drivable trail from house to lake; which would take up a lot of that narrow strip in the middle.

Doesn't look like adjoining owners are doing much for the condition of the 'lake'. Might cleaning/clearing it up (excess fertility/muck/weeds, low DO, etc?) fall on you for the benefit of all?

btw, using wind and electric to aerate 4 ac on my ten that gets a lot of leaf litter from surrounding trees. Finally bought a DO meter & when it's up enough (say 10mg/L) I'm adding bacteria. Also, IMO black vs blue dye looks way more natural. Anything beats green. :)

Didn't map it, but depending on how things slope/roll; should be able to get a 333 yard rifle range in, while keeping stuff safe and comfortable.

Playing with moving the aerial dates, it looks like the lake consistently does have water; but the peanut shaped lake does appear to at times split into a northern and southern section with solid land between them. Looks like for 2 or 3 years before TS Debbi, it was two separate lakes; 2020 and 2023 it's one lake.

Looks like north section by its self is 2.5 acres, and total lake is 5.41 acres.

Shooting ranges on HOA developments are rare if the HOA is still in effect.

In Florida, provided it's not within I think 300lf from a neighboring occupied dwelling, FL Statue allows it, regardless of city/local/HOA regs.

At work yesterday, we were talking about a new law either passed, or working it way through that would limit HOAs ability to restrict company passenger vehicles from being parked at a residence. Don't know if the cut off is CDL or just over 6000#.

Atleast the state is working to limit the reach/power of HOAs in some limited ways.
