How many times have you read about issues with easements on properties on this forum?

A stupid guy like me even knows not to touch a property with an easement with a 10 pole before I even came to this forum.
An easement right down the center of your property?

Don't get me wrong, I get the fact that we all have the power companies to deal with with cutting, but NEVER with someone who uses that easement to access their own property.
It all depends on what the easement is for and how it was written up.

I agree with you. A lot of back land would be inaccessible without an easement or R/W. It's people who are the problem.

My entire neighborhood is easements…

A network of riding trails connecting to parkland plus all the paved roads are on easements with frontage lots owning to the middle.

Sewer easements are very common here and came about following gravity…. fortunately, all have recently been slipped lined and good for my lifetime.

Not all easements are created equal. I both gave and accepted easements between mine and an adjacent property, for the sake of drainage. I allowed them to place their storm basin on the corner of my property (30 ft. triangle), if they'd allow me to drain my downspouts, basement, patio, and parts of my yard into the wetlands and creek on their property.

A huge help to both parties, as it allowed them to sneak a driveway across a narrow strip of high ground into the lot behind me, without having to get a variance to cross wetlands. It allowed me to continue draining my property onto theirs, the way a prior owner had illegally set it up, with no concern a new owner might cut me off in the future.

Not all easements are created equal.
There are no absolutes in life, and I do agree with you and others who pointed out how the easement is written where it may be acceptable to some.

That said, as someone else point out, it's not the easement that is the issue, but how people use that easement.

End of the day, it's just a can of worms I would prefer not to deal with because you have to deal with a bunch of yahoo's you may or may not know.

Heck, EVERY TIME the power company comes over every 7 years or so for brush clearing of power lines on the property, I generally get new crews who do things differently and I generally have to tell them what I what cleaned up after the leave.

A 1.5 acre property could easily/commonly be 400lf long.
The question becomes with 1.5 acres is exactly how close are you to your neighbors?

There is being within your rights and being an ignaramous with no common courtesy.

I can't help but think that there aren't that many 1.5 acre properties with a house that is in the middle of nowhere without a close nearby neighbor.

@RjCorazza I believe this is all about noise, really, and from point of discharge, 300 ft away is not that bad, even for magnum type rounds. Rimfire, frankly, at 50 ft it should be fine, noise alone.

We are scheduled to formally tour that 12ish acres on the peanut shaped pond this Friday. I'm not sure I like how excited my wife is about this one; you don't make logical decisions when you're emotionally invested.

Just sold my home of 16 years on June 15th.
I am now comfortably ensconced in a very comfy rental home until we find our next home.
The moving process was awful, but we got great $ for our home. Now we wait until the market tanks and interest rates once again begin to fall.
For everyone’s sake, I hope that happens so we all have a chance to relocate.
Hope we're in the same position when we sell our home of 20 years.

To large for just my wife and I.

When we move, the large gun safe will stay in the basement (hopefully possible new owner will appreciate it).

Reality is we don't want to move twice after we sell our current home and move into the home we die in.

From what we have saved, hoping we can find something and move only once to a single story home with less than 5 acres.

If the market tanks, I have little doubt that we should get back what we paid on the house and land along with the rate of inflation.

Just came across a place in western NC that the asking price is 725K. House and 1/4 acre bought in 2018 for 350k. We bought our place in 2005 and has 38 acres and much larger nicer house (IMO) than the one I looked at for 725K (which I wouldn't touch with a 10' pole).

I might of missed it, but what is the asking price on that 12ish acres?

Check tax value and last sold with sold date on the property?

I generally look at the tax value and last sold price vs time since sold to determine if it's worth the money on my end.

I never sold a gun and made much money on what I paid for it, and what I've learned when selling a home and property (now that we're thinking about doing so) is to look at the inflation rate when bought vs selling along with how much over the appraised tax vlaue (sell price will ALWAYS be over tax value, question is how much more?).

We don't flip homes, and look at a home as an investment,.
