New metal roof leaking, need advice.

Also, what does the detail look like where the roof changes pitch (at the peak and the gambrel)? Snow/rain can blow back up into that cap piece and then the water can run back down the roof under the panels until it finds a convenient spot to drip. There are supposed to be fillers in there to keep the snow/rain from blowing back up under the peak or gambrel pieces.

My pole barn with the metal roof has no leaks when it rains. But when conditions are right the condensation is so heavy you'd swear it was raining inside. (Metal roofing is fastened down to wooden beams, nothing under the metal so it acts like a solar water collector - something I learned to construct in survival training.)

This covering was put over an existing roof so it would take a LOT of condensation to experience significant leakage.

Pretty sure this is not condensation.

True, but he did say that the area with the skylights leaked the most and the rest of the roof also leaked here and there already as well..

Boy those roofers were not framers by any stretch of the imagination.

The skylight fix did not fix your problem. They did something wrong there, It's too bad we can't see what they did on the top side.
Ya.. most roofers aren't. Looks like they just went over the replacement plywood with the furring strips and then the metal, no paper.

I would like to see the actual flashing and trims, and whether they used the foam closure strips and butyl tape. That said, you *can* get quite a bit of condensing moisture under the metal. If it was there, froze then thawed all at once..? This is why the roof itself is still supposed to be protected from moisture. If the original shingles are bad, they get tore off and an underlayment gets put down like any other roof.

If I understand, the roof has three different slopes. The skylight looks like it's on the middle section. Wherever it is, I would guess the roofing is not properly flashed between the slopes above the skylight, allowing moisture to move under the roofing and run down to the skylight where it leaks through.

I would get the roofer out there and try to get him to fix it. Pretty sure it wasn't done correctly.

I'm not a framer either. But I could have framed up that skylight hole much better than that

Well, i
There’s one thing great about steel roof. It can only leak in a few places. Screws sometimes miss which is easily plugged in a dab of RTV and along the edges. A screw leak is usually tiny. Seams on a steel roof are so self aligning its real hard to screw it up and it’ll show up visually .
If it’s not insulated up there you should be able to easily see where it’s coming down from ,water only flows down not up . It can’t go up except in a really unusual circumstance, like an ice dam. Even then it won’t go very far from the source.
Just looking at what you’ve got going on there my first question would be is it coming down from the very top of that seam where they meet at the base of the gambrel. Is there sufficient overlap and or flashing behind that seam? That would be my first suspect.
Get with that roofer before things dry up. He should be able to find it and trace it source quite easily and above all remember one thing, BE NICE🤗. Be nice until it’s time not to be nice anymore.

It did not leak before the ice, but my question is, has anyone had experience with a metal roof leaking after an ice storm? I don't see a place for water to build up, but what do I know.
Ice (damming) will change the "rules" for any type of roofing material. It's a challenge to locate the problem and correct.
Are you heating any part of the building?

Sorry it I missed it, but was it real windy when this happened? I'm wondering if wind was a factor forcing water where it normally wouldn't go, like through or under the ridge vent somehow.

That gambrel roof is such a steep pitch, you'd think ice damming or any pooling would be a non-issue.

Any penetrations are the usual leak spot on a standard old school metal roof. I had an Amish metal roof put on my home about 4-5yrs ago. I had to call them back twice to replace and add more ice/snow rails because of the amount of snow I get. Metal roofs are great until you get giant glaciers or snow/ice sliding downward, removing everything in its path.

When my pole barn addition was built, they missed a couple of girts when installing screws on the roof. The screws were off to the top or bottom side of the girt but, of course, just stripped out because they didn't have anything to "grab on to" so they didn't tighten down on the gasketed washer and leaked.

I could see each place where this happened because there was no existing roof, but if that is what happened on your building, it would be impossible to see.

You sure the floor spots are not originating from the outside walls?

And are these nails coming through the roof? I had thought your new roof was panels and screws.

Dalton will tell you when that time is (Roadhouse ca 1989)

Those look like they missed when nailing the plywood filling the hole (corner).. and then the nails from nailing the furring strips on (across the center)..?

Just hope you did not have a contractor that did work like this... and these are not even some of the worst examples.

Nope, I have not used any heat since the fall.
