Middle daughter and SIL purchased a 20 year travel trailer with missing title, but the story is a good one. We bought a 1998 travel trailer in 2008 that was is very good condition. We had it 6 years and sold it to wife's nephew when we got a newer trailer. Wife's nephew wanted it bad, but knows nothing about trailers and is not mechanically inclined so to speak. They used trailer several times over the 4 years they had it but it was sitting out in weather all year with no maintenance.
"Everything works, it is still winterized" and "I'll take care of title and send it to you". My daughter only paid half for bill of sale, balance minus repairs for major issues will be paid upon receipt of clear title.
Batteries are 10 years old (we bought them new when we bought trailer in 2008),
Awning arm jammed on one side (broken release pin/latch, could be quick $25 fix),
Pex pipes split under kitchen sink, connector to faucet broken, low point drains still had plugs in and one had split pipe.
Outside shower faucet broken (sprays water from broken base),
Hot water heater works intermittently,
We worked on it most of yesterday, it was obvious that it had NOT been winterized at least after the last time it was used. I had traded for some pex crimpers last year in prep for redo our house with pex, so a trip to home depot for some fittings and pipe. those repairs went well, no leaks.
Shower faucet is broken at base where hose attaches so as long as faucets are off, no leaks. Hot water heater ran perhaps 5 minutes first time and shut off, messed with things and it ran a bit longer. Re-seated some connectors and it ran perhaps 15 minutes, but water not fully hot yet. Checked all the normal stuff, plan is to clean electrical connectors again and clean the electrode/sensor and see how it runs. It was fired up 4 years ago without any water in tank so suspect thermostats might need replacing ($10).
Furnance and AC work ok. (AC intake filter needs replacing as foam is crumbling)
Tires were brand new when we sold it 4 years ago and show no cracking or problems.
Daughter got a good deal on it and will get good use out it (likely live in it some while building their new house). They bought 5 acres and are putting in power now (started digging trench with backhoe, slow going with large rocks but will save them some significant money.
Oldest daughter will be in town this weekend with their 5 kiddos (3 are foster kids). Should be fun with all going on.. I will likely need to get some zero turn mower time to relax..
