I started reaching out last week to a few builders in my state to get a quote on a 40 x 60 or a 40 x 80 pole barn. I am still looking around and talking to people but it seems that in my county there really are no buildings. So the builders are going to have to come from at least 60 miles away. I just got the first quote for a 40 x 60 with some windows, two man doors, and a 14 foot rollup door. This building would have 16 foot walls metal siding metal roof and that was it. It would have a cement floor. With those simple requirements he said 70s. I would be in the 70s probably upper 70s. He said the cement work would be about 16,000. That makes sense to me it’s not too far off of what I figured since I just had my foundation for my house put in last year. I am flabbergasted. That is $30 a square foot. There is just no way. Absolutely no way on gods green earth that I would pay $75,000 for a 2400 square foot cement floor barn

The dollar becomes slowly worthless, not the price of the barn!

I spent 80 something grand almost ten years ago on a 72 X 24 (or something) driveshed. Everything above your dirt floor, steel clad basic building is going to cost! Concrete, higher specs, plywood, fancy doors, excavation, utilities, it adds up in a hurry. But the contractor was right. It's NEVER going to be cheaper, and I am so glad to have already had the almost ten years of use out of it, although it feels like maybe three!

Concrete seems high. Steel is steel and priced at the linear foot. But 16' sidewalls and that door are going to cost a lot.

Here is a way to put the cost in perspective.
38 years ago I had a 14' x 36' x 48' Morton put up.
Cost was $12,500 including floor.
That worked out to be $7.23 per sq. ft.
I thought that was expensive ......THEN!

BTW: My Morton building still looks great, and lives only 1/2 mile from the salt water.

Their are about 50 different ways to build a “barn”. That could be a great deal or about the going rate. Depends on how it’s constructed and what’s included- plans, permits, concrete, site prep etc.

Here is a local company in Florida that is advertising on Facebook Market Place- Steel Truss Pole Barn Kits from OverbuiltBarns.com

They are showing basic kit- 40 x 60' $5800.
I tried to copy the price sheet from the ad but it won't load. :( :(
3 years ago I put up a red iron 40' x 60' for under $40,000. including $12,000 for concrete.
Much stronger than pole barn!

Just had a 30x50x16 Morton pole barn built. They were really the only barn builder near us here in the mountains. I had 2 big overhead doors, 1 man service door, 3 skylights, no windows. Cost was $38,000 with no concrete. Concrete cost me $4,000, I did all the site work and installed the rebar and stone base. All they had to do was pour and finish..

Mine came out to $30 a sq. ft. Underground electric for 250 ft was $3,000. Yes...barns are expensive but as everyone else says l, they aren't getting any cheaper !!!

And how much will it be next year?

Back in 2011 I bought the 4 workshops pictured, all on cement floor, total of 5,500 sq feet, for about $150K, so the price per square foot was about the same as what your barn is costing.

And the seller threw in a 3 bedroom house w/pool and full walkout basement, another 800 sq ft shed and 3.5 acres of land.

Can't build mine for another couple of years but we have good steel kits available and there is lots of competition from different manufacturers. Concrete is probably the dearest bit.

You guys are killing me. Thanks for the reality check. It just seemed so damned high to me. I was expecting to be somewhere in the mid 50's.

I don't need a permit, because this is agricultural. I insist on it being done properly, but my county (and state) have a waiver for the permit. I am going to check around for the price on steel buildings as well. at first that was what I had planned, but I really like the look of a pole barn. Maybe I will have to adjust the size of what I have planned.

Prices must have gone up quite a bit in the last 2 years-I did a 40x60x14, 65psf ground snow load bottom loaded trusses, 2’ overhangs with finished soffits, 2 windows, man door, 12x16 garage door, 6” fiber mesh slab for right around 46k including site prep.

Electrical and insulation have added quite a bit more to the price of the shell of course.

Pole barns are simple, easy to construct, and a good value. Check and see if CHA Polebarns will come to your part of Virginia -- they do top notch work and the pricing is competitive.

You might also want to price out a kit -- DIY Polebarns is a good place for kits in Virginia and they have an estimator on their website. Expect to pay $23-28K for materials for a 40x80 depending on the options. They will deliver everything, including trusses.

I agree it seems high. But the times we live in now with economy doing good. Supply and demand.

If the builders can charge 2x their normal rate....and still stay busy....why not.

I just had a 24'X40'X10' steel pole building put up. Cost for material and labor was right at $19,000 (Man door, two windows and one 18' garage door). I have to have the concrete floor poured, and am figuring about $5K for that. I figure with electric and radiant heating system installed in floor, I'll be right around $30,000.

This outfit is just down the road from me.

OP's barn size is 2 - 3 times the size of your quote, plus over 50% taller. That puts the prices in a similar range.
