Anyone in construction or know going rates?

We are looking to add a room to be an office on to our house. It would be 12'x14'. It would basically involve adding three walls as the place we are wanting to put it already has a concrete floor and a roof over it. There is already a door from the house leading into the where the room would be. The room would be finished out with sheetrock, painted, and a tile floor. Maybe 5 outlets and a basic light in the ceiling. Nothing fancy. Seems fairly simple and straight forward to do - but not my area of expertise. I am wondering what the going rates are for this type of thing? All of the ballpark numbers I have found for add ons are assuming you will be adding a slab and roof which I do not need n this case.

Step one, Get all the permits. If you get that done and don't want to just Forgitaboutit!! You can figure up all the pieces from your local lumber yard and multiply by two or three depending on your local labor cost.

The price will vary so much by region it is hard to say. Here I would guess anywhere from 6-9K. Much will depend on outside finish, HVAC, window quality and interior finishes. My guess is based on basic finishes.

Well sort of. My wife is the town clerk and I do appraisals for the town part time. But worse then that I've worked 35 years for state DOT's and am constantly working with and around wetlands permits and the like. Oh and by the way if you think you need no permits where you are just take a gander at the Federal wet lands rules that apply everywhere in the USA.
When asked what they had jurisdiction over a fed from the Army corps of engineers said "Everything that is tidal, and everything that is periodically inundated AND everything that is meerly moist"
When asked :How big does a wetland have to be to need a permit? He held up his hands shoulder wide and said "This big"
He was not kidding on either point.

For a hew house, $150 sq foot is going rate. Additions run around $200 sq foot. A lot of this is based on rising material costs. For what you need, cut those rates in half. It will likely be around 15-20k.

Ask around and take into account how finished you need it, how much you can help, and how quick.

We had a staircase put in to replace a TIGHT spiral staircase. We got 3 bids. Two of them would have put several people on the job and got it done quick and look like new, paint and all. The other drives a bus for the school and only would work maybe 4 hours a day or less. I would have to paint. But he was going to charge half as much as the others and came highly recommended. He finished and it is great, plus we are looking forward to him doing another job. Saved about 4 or 5 K.

Bdog, early last year we had a 10'x11' bathroom added under a deck. It had to have the concrete foundation poured and the deck boards had to be removed above so a metal roof could be installed. Of course, plumbing was also roughed in and an electrical box added for the bathroom Jacuzzi tub, lighting, outlets, and we also installed self-contained heat pump window unit in the wall for HVAC. Since we had 50 amp service roughed in when the house was built, there was no wiring from the main breaker box required. This add-on included converting a window to a door from the main house. We bought all the furnishings and had them waiting to install including one glass block window, the Jacuzzi, the heat pump, commode, vanity, etc. Our cost was a bit under $12k using a local contractor who does lots of small jobs. By your description, I don't see why your addition would be more than $10k and maybe less. That's if you have zero plumbing and the electrical wiring can be done in one day. The amount of tear-out, HVAC, and electrical could also drive your price up another $2k.
