A co worker of mine went away last weekend-someone I dealt with a lot and got along with quite well-found out yesterday he died over the weekend.
He was only a year or so older than me and was in good health-don't know what happened yet-quite a shock-

David, can't the buyers bail out anytime before closing losing only the earnest money. What other type of legal actions can be imposed on them? The earnest money should be held by the Title company and be released to you. You should not have to pay a lawyer to obtain it.

Technically they were fully approved. I've kicked out my tenant, I've bought another house. Technically I can sue them and force them to close. I only get their small earnest money immediately if I release them from litigation.

NO, buyers should not just change their minds at the end of a deal, and we should not allow it. Breaking a contract for no reason is not cool.

But I agreed and let them out of the deal. I get the EMD, and last night I had 5 showings.... Hoping for good news today...

Good Morning.

80F and mostly cloudy @ 11:30, "feels like" 83F. 80% chance of precipitation for the day. Under a "Severe Storm Risk" Alert until 08:00 Friday morning.

First order of business this morning will be to swap bucket for pallet forks and unload van, then probably cut the longer piece of culvert in half with the Sawzall. That will give me three pieces of 12" culvert for the "bridge" ... which should be enough to handle a 100-year flow ... :laughing: (Last time I tried this, I used some old metal culvert I had lying around that was of much smaller diameter and it did not work out well)

Then probably check transplants and clumps of hostas to see if they need watered (they seemed to be holding up fine so far) followed by putting the water hose on the big rhododendron - something I probably should have done before I ever tried digging out those original three that we transplanted.

After that probably go ahead and remove the FEL and stick the MMM on and get mowing done as the chances for rain go way up by 17:00.

Thanks, so they did run it continues thru the door to the next room without a transition.
Is this floating, pre finished or nailed down prefinished?

I have extra boxes of the strips of wood in the attic. It’s just wood no special backing installed on slab by builder.

75°F and partly cloudy this morning, going up to 87° today. 80s and humid is still better than 90s and humid (71% right now).

Looks like the rain we were expecting today has vanished from the forecast. I drove in and out of a couple of light rainfalls on the way home form work yesterday, but only enough to lightly wet things.

Our contractor has been back working on the pond project this week. Looks like they might wrap things up by tomorrow, now that the weather is no longer an issue.

For those who don't have the privilege of enjoying tinnitus, once you get to the point that you accept it, you learn to ignore it ... that is, until someone even just mentions the word, which causes that delicate veil to immediately fall away, and it's once again screaming at you with a vengence.

Good luck with your new crop of potential buyers, DavidMFW. It really is a nice-looking place. I expect it will sell quickly.

No, it was the tinnitus. I have 80 percent hearing loss in left ear, not good on the "stereo" effect...headphones help though.

messed up edges. I wish Buppies had been closer...

Need a piece of flashing for roof, but likely have to make a trip to HD for that, not today.

Likely start another round of mowing, dogs area and driveway area to start.

bake all afternoon. Making lemonade out of lemons...

MFW a little far out for us. Should have minimum of 5 inches 21A pug mill stone asphalt 9.5AL for surface mix. I recommend 2inches compacted asphalt any more is just taking your money. Paver preferabley 20000 pounds three to five ton roller for compaction of mix. If you are planning to use heavy equipment on it specs would change. I also prefer low rap mix if possible. Hope this helps

PS I am about 4 or 5 hours from you
