NEW METAL ROOF!!

They finished my new roof Monday and it looks great!
Here it is legal to put metal over old roof/shingles if roof is solid. (gets inspected before starting and after finished)
They put it on over Rhino Roof synthetic underlay.
They cut a vent in both ridges and my house is cooler already!
My roofer makes his own panels (Roll former) and had to get state approval/Certs. on his machine.
He fastens roof in the ribs and has engineers approval to do this. Said it helps prevent leaks.
Came out to $260.00 a square.

That looks great. I did the same thing after Hurricane Opal (1995) rolled through here and tore up the roof. Hurricane Opal - Wikipedia

Worked great....then in 2011 on my bday, an EF4 tornado hit my house and property and just rolled everything up and tossed it way back in the woods (along with belongings/other houses/storage buildings.). Got a titanium plate in my neck from that and she had a broken leg. Fun times. Put a new metal roof and so far so good. I wonder if those things attract Hurricanes or tornadoes?

Unless you have fire or tornado or some such your probably done roofing that house for life and then some. Looks good and congrats.
Check with your insurance agent, it should lower your rates. Except for cosmetic damage. Depend on company etc.

There hasn't been a hurricane (cyclone) or tornado here, and I've had my 'colourbond' roof since the house has built in '94. :thumbsup:

When we lived in NJ, we had a standing seam put on our house, ridge vent, very nice. Then came a snowy winter. We did not install the birds on the gutter ends of the roof. When the sun heats up the top of the roof and it starts to melt the snow/ice, down comes the snow in a landslide. Takes out all the shrubs along with the gutters. What a mess. That next spring after new gutters had been installed I installed the birds and this prevented further damage the following year. My advice, if you live in an ice/snow zone either remove your gutters or install the birds. Just my experience. Oh, they also prevent you from getting de-headed. Bob

We went with 5/8 Advantec decking and a 7/12 pitch on the house, and used black metal. It's STILL cooler than my brother's shingled roof and doesn't retain the heat nearly as long as shingles do.

Sometimes I think we should have gone with a light color, but black looks awesome with the dark blue color of our house.

Edit: I'm in the Northeast, as rhunt stated, yep- snow comes right off. No gutters on our house yet, but we will eventually have a big front porch and put the two-bar style snow fence on the roof to prevent avalanches. We use the side entrance so it's not a concern with snow shedding.

That's the way to do it, otherwise you go up every few years to tighten the screws down.
Plus they look a whole lot better.

My roofer forms all the panels and trim in his shop and transports to job sites.
He even wholesales to regional rural retail outlets like hardware stores special order.
Great business model and he is doing great!
