Beautiful piece of land, you will have some nice views from the house. What is the frost depth requirements for your footers?

Depends on who you talk to. Some folks will tell you 36", but most go 18-24 and don't have any issues. We're going to be around 20-22.

What's the inspector going to require, fordman? Or no inspections?

Inspections? What's that? :)

No, we don't have any inspections. The only inspections we have is from the bank when they come out to make sure that we are spending the money on the stuff we say we are and we aren't blowing the money from our construction loan on booze and gambling.

More progress! Foundation and retaining walls were poured yesterday. Forms are still on, so not very exciting. :)

Those are some serious forms!!!! Nice to see your contractor has invested in them and not making due with old pieces of plywood or whatever they can find.

Yeah, very few contractors around here do the foundation themselves. They sub it out to guys who do nothing but that. You get a much better result, and it takes less time.

curious - where'd you get your house plans/blueprints?
we just finished our new home build, from plans we found in the internet and modified locally. all worked out pretty well, even though it was about 5-6 months late.

Looks good. Just down Hwy 50 from you.

Thanks! Where you located in Gasconade County? My parents have a patch of ground in Mount Sterling and we have friends in Hermann.

My wife actually drew our plans from scratch. We looked at lots of plans online, but couldn't find anything close to what we were looking for, so she just started drawing. She cut out room sizes on graph paper, moved them around, taped down, pulled them up and moved them again, tore it up, cut out new rooms, etc. Took 8-10 months working on it on and off to finally get what we wanted and get it put into plans. After she had it designed, then we had the company we are getting our building material from draw them into actual plans.

Yeah, I know where that's at. Been there a couple times for 'free prizes' when I was a kid :) and a couple trips with my grandparents when they had a lot there.
