Wow Don, bidding wars - good deal!
Bidding wars are good when your not on the bidding end. The realtor noted she has not seen bidding like this since the pandemic days, also this is the most people that have ever showed up on one of her open houses. I had thought long and hard on the price too high and you have to reduce later, much later, but just a tad lower with right exposure and a very detailed wife the possibility of demand will drive prices up.
Bingo! Never even put a sign in the yard. Now showing "Sale Pending".

65°F and .27 inches rain.

Sophie’s BX back in service, a few more hours mowing on the meter. I did learn something. The drive over, mid mount mower, take it off to change the blades. Thought I could manage by just elevating. Nope. Couldn’t get the middle blade torqued tight. No way to grasp the spindle that I found. So my attempt to save time failed as I had to remove anyway. Actually fairly easy and with the FEL, just flip up in place.
Cut like it was new.

Intend to finish mowing that area today.

Picture from demolition of the Sammis Power plant this week. Only the 900 ft stack remains as you can see with 3 flues.
Pretty sad after spending 5 years on it and close to 2 billion in upgrades. I was very proud of being able to fit in the upgrades including enclosing major highway in a tunnel and building out over it as well as rerouting flue gas along the Ohio river to save space. Was my last project before retirement

Kyle, thoughts on son’s motivation.
Perhaps a longterm contract, start of HS thru graduation.
His motivation, so maybe tap into that by having him set the conditions - with subtle Dad guidance of course that ensures it achieves what you want while he thinks they are his ideas.

Perhaps a big tangible reward at end (and you get 4 years to save up)

Period goals and rewards, perhaps by semester. But include items that he might chose to self report, maybe brag a bit. Maybe even report to others, not just Dad.

I would add a small 1/2 bath to the master with a pocket door, and add a covered walkout porch in the back
Not a curb less shower right now on the plans, but I do want one. If we decided to move to the house, the goal would be to add on a 2nd master bath with all that stuff. Did put in 3ft door to bath.
What would make your mind up about moving or not? Lots to think about, kids, logistics, etc. Big decision.

Contracts signed just waiting for a smooth closing in about a month. Buckeye there are a lot of houses (140) on the market in this neighborhood and the average selling time is 60 - 90 days.
Don, I had a hunch, due to how perfectly clean y'all keep your house, that it wouldn't last long on the market. I'm not surprised that even your realtor was surprised. Congrats! I hope you learn to enjoy the pool more, as long as the water temp is "in your zone".

It has been a tough few days.

Thursday, our 16yo autistic daughter had a really tough day, which also put my wife and I on wits end. We actually called the mental health services to enquire about some respite care. We really kind of want our daughter to see how easy she has it here, and maybe a tougher living situation might make her think twice before lashing out at home when things don't go her way. Before this, we had considered it, but never made the call. My wife is in tears. I told her "Its not your fault." It is a tough situation because of daughter's "trigger words", that if said, she has a negative reaction. I have prayed long for wisdom and divine intervention on this matter, and I truly believe that she can have better control of her reactions. It has been a long road. She had such a good week last week, going to a wedding, and to church the next day. She hasn't gone to church for years. Of course, she sat in the foyer and had to go outside a couple of times due to her words being spoken. And then Thursday was many steps back. Her spectrum is Pervasive Development Disorder, No One Spectrum. PDD-NOS. Backsliding has pretty much been occurring since she was diagnosed at 3.

Friday, I had to take our 18yo daughter to the ER. She had come down with 103+ fever the night before, and when she tried to get up Friday morning, she almost passed out and had no color. I was at home and we prayed and decided to take her to ER, 39 miles away (instead of the local clinic). They found out her white blood cell count was double what it should be. Gave her an IV antibiotic, got some fluid in her. Took a huge amount of blood for testing and for cultures. Her body is fighting an infection, but quick tests were negative. 7 days until culture results are answered. Today (Sunday) she has been taking oral AB and is fever free. Hopefully the meds will work.

Me, since Thursday (4 days), I've been plagued with diarrhea. I don't usually have this problem unless I eat something suspect. No other symptoms, no fever, no dehydration. I guess it is my turn to go to the doc. We watched a local church online for church today. I ate some live culture Greek yogurt to work on my gut health. My wife says it is a fiber problem, while I believe it is more of a "blockage" situation which manifests as irregularity.

Enough tough news.

My son and I each got on a tractor and cut about 10 acres yesterday. We are in a heat warning zone, with feels like temps at 109F. It is very hot. He sprayed himself off with the water hose when he got off, and I took a cool shower. We need to cut more, just the heat took its toll yesterday, so watching some westerns today. Well, he went to the pond to fish a while ago.

98˚F with a heat index of 109 today.
The first showing of the house was at the open house today and it was a HUGE success 22 serious buyers went through, Had a contract in 4 hours then a second contract in 6 hours and I hear there is a 3rd contract coming down the pipeline. All for above list price. We will pick which one to sign tomorrow.:p
That's great news, Don.

I didn't have quite that response on the last house I sold, but my agent played multiple quotes against each other, raising the price high enough to cover his commission.

Had good worship this morning, my son led singing.
Only 7 at Lunch at the usual Italian place, but good time had by all.

Tonight we have a hot dog roast after evening service, so will leave a little early to help set up. We already got the tent up last week, and picnic tables under it.

Talked to Dad some. Had to use my wifes phone, when I called on mine he wasn't hearing my voice, but was OK when I used her phone.
Now I see via my camera's the guy is there mowing Dad's yard. This is the guy who just went thru some cancer treatments. The other guy is supposed to mow this year, so not sure why the change, guess he wanted to mow.

West KY got slammed with rain and wind messing up the power grid. Typically the wind is out of the south to Southwest but this one came out of the North and took down trees and has never been a problem for many years. So the roads was closed and finally got the wife to work and but I don't know any details about other areas. I just know the outage is wide.

Vt, our grand daughter had a melt down on the lake, major tantrum because she didn’t want to wear her PFD ! Had to turn the boat around and bring them back ! 😒

Then Kathleen and I went out for a nice ride !

Ted, there were people in the water, but I wasn’t one of them ! It was actually pretty warm out there , almost wish I did have my suit on !

Kyle, though few days is right for sure. That is hard to live through. The hardest thing is that there is no relief or " vacation from it". We lived through similar or worse with several kids. Dealing with schools and people who don't understand is most difficult as well.
A parent support group may be something to look into. Wife's have a difficult time even though it is not their fault that the kid has issues.
Wife spent a lot of time with schools, mental hospitals and they all try to make her feel quilty because it is your child. PM me if I can be of some help or offer support

75F and sunny today. Going to troubleshoot the pasture irrigation. I flooded the lines with water, but only half of the sprinklers work. When I tried to open a sprinkler on the "other" side, it went whoosh and sucked air in. ???? Definitely something is not right!

Here's a puppy pix from yesterday's visit. They are 5 weeks old. I sat down and a few came over, curled up, and went to sleep.
