Good Morning.
It’s 68 with a forecast high of 73 and a slight chance of rain.
We got 2.61” of rain nicely spread out over the last two days. That should put mowing back on the agenda.

Yesterday was spent in the shop all day except for breakfast and lunch. My neighbor is a regional manager for a fast food chain, and her husband brought home some stainless tables and cabinets from a store being renovated. He gave me a cabinet with a nice stainless top, but it had a cutout in it where there was a ketchup dispenser. So my project was to fit a patch into the hole and weld it in place.

It also was missing the floor, I’m not sure what was there originally, looked like a track to fit something specific, but 3/4 plywood worked out great.

This morning I’ve got to get on a zoom meeting, then back to the shop to place the new cabinet and fill it up. Daughter is coming by later to change her oil.

2/3 vote of lot owners required to change any of the deeded restrictions, and it has to be recorded. I don’t see them getting stricter. Right now the one trailer guy violates them and appears to have for many years.

I appreciate the feedback, this is my sounding board. Want to make sure I’m not loosing it

Back when we lived in an upscale subdivision in Houston the neighbors were using the HOA against us to force us out. No motor home allowed in driveway. We prevailed based on size of family and MH being our Car

Next we found burning cross on our lawn and fires started against the wall

FBI investigated and wife invited FBI agents to come for breakfast in the morning. After after a few weeks of seeing the FBI cars in front of our house the harassment stopped

I would rather have a strong HOA or none. I like to know exactly what kind of area this will become. At anytime the rules could be enforced on you so you have to go by all of them. If that is not a problem and you don't mind everyone else keeping the area junky you are more tolerant than I am.
Ask the Realtor about the violations in plain sight, their response might give some insight to problems that may come up down the road. New owners on for-sale lots are an unknown but the restriction YOU sign off on that you will adhere to them are your responsibility.

Visibly bad neighbors should decrease the value - offer less.

Sure was nice 1 1/2 days rains...could use more tho.

Short day at pt. job,this afternoon take trimmer for good walk after that pretty sure shall be feet evening.

if the township or county does not control hunting or shooting, that land owner has a strange
idea about controlling it himself. If he wants to go past local ordinance, be more strict, that will really devalue
land. Perhaps not to anti gun folks but they aren't likely to live there anyway.

that stainless cabinet is a great dumpster dive/repurpose.

PT went well now off to lunch at Peddlers Village in Lahaska. Just down the road.

made first trip to local apple orchard and they only had honey crisp apples for 3.50 a pound.
I'll wait for the less expensive apples to come in. If they do...2.50 last year

Gonna watch the Apple iPhone event this morning. Not that I’m upgrading, just something I like to still do. Need to do a PO run.

Picking up Pedro (the Studio tenant) at airport this afternoon. Combine that trip with an errand or two and dinner.

Based on our trips through WV it is either very nice neighborhoods or areas with shacks and cluttered junk. The less restrictive zoning laws and enforcement likely contributes to this. So being in a neighborhood with enforced HOA will protect you from future problems that could devalue the property.

The simple fact that it has an HOA would be making me very leery and then the last restriction would be the nail in the coffin for me,
no way in heck would I buy in there, but that is a personal decision for you to make.

Yes, but.
They are all 2-3 acre lots. The one I want is 5.7, but all open on top of everything. No backstop to shoot into. There are thousands of acres of public hunting land around.
But we did jump a nice buck out when looking.

At our previously owned WV land, guy down road would be shooting constantly. That got tiring to hear also.

Rain has started and flood warning in the forecast for today. Will stay indoors.
We went into Frederick for a doctors appointment and over to the tire shop to help one of our kids pay for new tires.
Then we ran out of green beans that Cody loves for snacks so picked up a few pounds. Now we are making omelet with spinach, tomatoes, fennel , cheese
Cody is a little strange. He loves crunchy vegetables such as green beans, green cabbage, celery. Never had a dog that would eat this before

Property values have gone up considerably in the last 40 yrs since the owner bought.
But yes, I don’t want a junkyard next door.
I had thought of trying to buy both 5+ acre lots but don’t have cash for that, and frankly too much to take care off.
The road buffers me some from all but 2 direct neighbors.

Are there any state laws on shooting on your property in WV. If someone in the neighborhood starts hunting in their yard and you tell them it's against the deed restrictions, they will probably stay: "So are those junk cars, so". When HOAs fail you have to depend on local laws.
