Good Morning.
It’s 68 with a forecast high of 73 and a slight chance of rain.
We got 2.61” of rain nicely spread out over the last two days. That should put mowing back on the agenda.

Yesterday was spent in the shop all day except for breakfast and lunch. My neighbor is a regional manager for a fast food chain, and her husband brought home some stainless tables and cabinets from a store being renovated. He gave me a cabinet with a nice stainless top, but it had a cutout in it where there was a ketchup dispenser. So my project was to fit a patch into the hole and weld it in place.

It also was missing the floor, I’m not sure what was there originally, looked like a track to fit something specific, but 3/4 plywood worked out great.

This morning I’ve got to get on a zoom meeting, then back to the shop to place the new cabinet and fill it up. Daughter is coming by later to change her oil.

2/3 vote of lot owners required to change any of the deeded restrictions, and it has to be recorded. I don’t see them getting stricter. Right now the one trailer guy violates them and appears to have for many years.

I appreciate the feedback, this is my sounding board. Want to make sure I’m not loosing it

Back when we lived in an upscale subdivision in Houston the neighbors were using the HOA against us to force us out. No motor home allowed in driveway. We prevailed based on size of family and MH being our Car

Next we found burning cross on our lawn and fires started against the wall

FBI investigated and wife invited FBI agents to come for breakfast in the morning. After after a few weeks of seeing the FBI cars in front of our house the harassment stopped

I would rather have a strong HOA or none. I like to know exactly what kind of area this will become. At anytime the rules could be enforced on you so you have to go by all of them. If that is not a problem and you don't mind everyone else keeping the area junky you are more tolerant than I am.
Ask the Realtor about the violations in plain sight, their response might give some insight to problems that may come up down the road. New owners on for-sale lots are an unknown but the restriction YOU sign off on that you will adhere to them are your responsibility.

Visibly bad neighbors should decrease the value - offer less.
