I do not like games you folks agreed to a price now a revision he feels you are in a weakened position personally I would counter by raising the price and move on the buyer will never be satisfied. We are still in a sellers market there will be others. If you agree to this there will be more I believe

Way too long since schooldays for me to understand much in French, but now I am almost looking forward to practicing my French/Texan accent next time a "weed de l' année" arrives :D

Trees are shaking too much, my anemometer for whether I can spray.
:thumbsup: Yes, trees are perfect for that, with no batteries to replace and so considerate of the weeds to stop growing after autumn :)

The other wind exception for me is when it is totally calm. Partially that is because without a steady breeze, it is all too easy to breath in herbicide. Most of all though I would sooner use those rare occasionas on the range to test how well different reload recipees will group.

...Most of the electricity from the panels during the morning wasn't used because the batteries recharged overnight from the grid

Two acre wildfire not far south of here yesterday, quickly put out. Could of been real bad in the strong winds we had yesterday afternoon.

RNG, when you started seriously looking at off grid power, one of the main considerations was to have a way to hold the batteries fully charged when you anticipated a fire could be on it's way to you, just in case your generator stopped running while the grid was off. Did they install a switch to make it easy to do this ?

I guess it is going to take a few practice runs for you to instinctively throw any other breakers to get into low power mode should that desperate situation ever arrive. Unlike Apollo 13, you don't have a mission control to help you manage the power, yet your life is going to be just as dependant on the ability to use power sparingly as it was for those astronauts. The good news is that you won't have to worry about re-entry angles :D

70 outside this AM. Heading to 90. These are the pool days. The water is like a warm bath. So I will take advantage of it.

Buckeye...old pics with no info are lost history treasures.

Drew...increase the price and move on from those people.

I submitted to multiple requests and got my hair cut after at least six months of avoiding it. Took two inches off. I was sad to lose my power. Lol.

Mowed for over 3 hours yesterday, but had things come up, so still have things on my list.

Drink first cup of coffee. 57° with clear skies this morning. Heading to 88° with plenty of sun. Got caulk and some primer on barn doors yesterday. Need to make a trip Menards for some more caulk today. Never got to moving wood chips for neighbor. She was not home. But he needed help putting up a ceiling fan. Need to remind myself to not buy a Harbor Breeze Fan. What a pain to install. The Hunter that I put up over the winter was able to be done by me with no help. Garden weeding and more barn priming on list today.
Lilies of different types and colors are blooming in yard.

Drew, problem with Realtors is even the listing agent is on the Buyers side. Neighbor along road that borders my place. Put his place up for sale yesterday. $363,000. If the place is worth that much. I must be sitting on a gold mine.

PJ, I buy my oil at Sams or Costco. Mobil 1. Less than $30. They both sell their own brand full synthetic for half the Mobil 1 price. K&N oil filter is $5.

Kyle, I have not purchased any of the Menard branded tools. They have a good selection of the brand names. Like RS mentioned. Always a good selection to lumber. Plus you can drive your vehicle into lumber yard and pickup load. Nice for landscape material.

Good morning! It did not cool down much last night 79˚F before sunrise heading well into the 90s. I suspect the attic is still hot, but I got 3 hours to complete the project.

Drew Was the price dependent on the appraisal? - if you agreed to a price take his $5k deposit and put it back on the market - you know he will not find anything unique as yours. If you do counter don't go down less than $5K, just to give him an out for his foolishness. You are doing so good you could move back in with a bed, table and a few chairs. I agree with Ron - listing agent is on the side of the buyer, the one with the money makes them money - priority to close the deal quickly.

Ron, I am sitting on a mine shaft. LOL. (not really LOL). It's a hard thought process right now, and in a few years I am sure the sale thinking will consume me.

Good morning, the temp here is around 70 or so, pretty cloudy, might rain.

The last time I checked in it took me all day to read the posts to catch up, not this time. I must confess, I didn't read most of them.

The crew I am hauling to got rained out yesterday and now this morning the road needs to be regraded. I am in my favourite truck stop way back on party row, waiting for them to start. Both oilers are full, so it will be a while. This is good for me as I am doing a 'reset' on my logbook at the same time. (As soon as I arrive at the unload point I am relieved from duty, the oiler drivers can do all the work. I reset and get paid for it, too. Win, win. Tomorrow at 4 A.M. I will be good to go to the terminal 15 minutes away, 45 minutes to load and 30 minutes back to the TS.
Friday we will be going back 'down south' to the Timmins area, that is about a 9 hour drive for them and I will be going straight through to North Bay for a load. Most of the crew comes from Timmins. The haul will be longer and the logbook will take a beating, we also will have an extra set of trains hauling to us. Hopefully he comes up with a fresh logbook (having done a reset will give him 70 hours before he needs to do another one).

Other than being slow up hills, (all loaded trucks are slow going uphill) these air ride trains are a dream to pull. IF I remember to keep the 5th wheel on the back of the lead trailer well greased then they are a dream to back up, too. Just tricky.

Yep...may get them to think multiple offers are on the table. But the 40k difference should have been the "buyers" offer from the start. IMHO.

Good morning. It's 79° with 90% humidity ..and our high should be 91° this afternoon. We had a shower of rain about 5 a.m. and a 20% chance of more this morning.

I didn't get to PW of last patio and fire pit yesterday so .. that's on the agenda for this morning.

I did get a couple of long fence lines cleaned up then mowed along fence lines and around a few dozen trees with the zero turn. I'll finish with the 55 HP tractor and rear finish mower late today.

The house cleaning lady is coming tomorrow afternoon so, I need to pickup / put away a few things.

Drew .. all I can offer is ..RUN Forrest .. RUN! As others have offered .. it's now a seller's market. The realtors, on both sides don't care. They'll .. get just slightly less than they'd have gotten at full price. You're the one they're ALL trying to screw .. probably trying to take advantage of your present situation. If you give .. even an inch .. it won't stop here.

Got curtain rod up, spacers cleaned out a but more with new bits. Non-Dremmel labeled bits are awful, went through 2.

Drew- realtors got in the way and incited buyer of my old house to ask for more,more,more - I talked to the buyer after the sale and he didn't think it was necessary-realtors can be annoying. Maybe a cooling off period while you try to get your realtor to do an open house and get some offers?

Too hot yesterday to wire the winch or do the weed wacking, weather keeps saying 80's but it's been in the 90's and humid.

Hit them on a motorcycle and the odds are against you. I have seen truck drivers die as a direct result from hitting a moose. In my position I cannot swerve to go around one, just stand on the brakes and hope for the best. My exhaust is kind of loud and the jake brake barking helps to scare them back into the bush.

I first see this cow at the 9:42 mark, i am traveling at 60 mph. Ya i know it is a 50 mph zone. Some of the big down hills I get up to 70 and at the top of the hills I am down to 40. It all averages out. I am also loaded 140,000 lbs, gross. You can hear the exhaust barking and that is what spooks the cow to vacate the area quickly.
