Kyle, My mom might have some used post for sale very cheap if you want to just repair. Let me know if you need steel post or wood post and how many. All expenses will be tax deductible for him if he if he files as a farming business.

He can complain to the tax assessor and you cannot force him to build on his side. You might want to get your hay baled this year and take pics, start preparing to prove your Agg exemption. Even if you halves fence with him he might complain. You might be forced to lease your land for cattle (or loose exemption) and will need a good fence before anyone will lease it. If you get your own cattle you need pens to load them but you don't need a trailer the auction barn will pick them up. It could cost you 10 cows and pens and a yard fence. Bird's idea of talking to a lawyer is good if you have an extra $300, but you may not like what he's says.

Have you looked into the wildlife exemption, that was my fall back to keep the Agg exemption if I couldn't get someone to lease the land for cattle.

my SHORT ANSWER was no you cannot.
I think you read something else into it. The long answer is you cannot force him to build their fence on their side. You can't force them to build anything on their land.

I don't see why they would need to get on your land to build a fence. I have built a lot of fence that backed up against thick brush and had only access to one side.

Good evening all. 62F, fog, calm wind. fog started lifting at 10AM, wind stayed light with some moderate gusts, overcast with peeks of sun, and high temp was 73F. Men's Meeting to start, then wait for fog to lift and roads to dry. Napped before ride roads drying very slow. Refilled the wood wagon, and called it a day.
David hope the extraction goes ok. Had 2 wisdom teeth extracted, one was cracked(no problem), the upper had far more root when they got into it.
Kyle, hope you and neighbor can work out win-win deal on fence.
Eric, I am thrifty and have the depth mike from tool making days.
Ron hope tests are routine.
Drew had to have much energy if you are not eating. Not sure what supplements would help, the biking world tries a lot of stuff for racing not much really helps.
Buckeye hope they get a handle on FIL soon.
RNG hope you get van engine sorted out, have had problems with sensors that check out electrically.

I had an HOA when my late wife and I were married, we sold it in 1976 and haven稚 had one since. What a pain.

Of course we have a HOA and I love it. Before we seriously considered moving here we read every word and there were no deal breakers in it. The HOA keeps the neighbors to our standards.

The people who consistently have problems are those who lied at their closing when they sign that they have read and will abide by the HOA covenants. If they don't read them and have a problem with them later they should move.

In LS situation above our HOA states
. . .the (neighborhood) is intended to provide housing primarily for persons 55 years of age or older, subject to the rights reserved in section 11.11. The properties shall be operated as an age restricted community in compliance with all applicable state and federal laws. No person under 19 years of age shall stay overnight in any dwelling unit more than 90 times in any calendar year.
Section11.11 each Dwelling Unit, if occupied, shall be shall be occupied by at least one person 55 years of age or older; provided however, that once a Dwelling Unit is occupied by an age qualified Occupant, other qualified occupants of that dwelling unit may continue to occupy the dwelling unit, regardless of the age of termination of the age qualified occupant's occupancy. Notwithstanding the above, at all times, at least 80% of the dwelling units within the properties shall be at least one person 55 years of age or older.

If anyone sees a situation where they might have a grandchild under 19 have to live with them more than 90 days a year why would they agree to the above?

Coffee taste extra good this morning. 34° with cloudy skies this morning. Heading to 25° with cloudy skies. Dr. visit did not show any problems yesterday. Dropped my glasses yesterday. took me 30 minutes to find lens that fell out. good thing new lenses are on order. Take dogs in for grooming today. Then go to Credit Union to see if I need to close account. That should be enough for today.

LS, good sized holes for trees. Hope they make it. Every time we planted a tree put a few pounds of blood meal in with it.

RNG, SUPER STAR !!! :thumbsup::drink: By the time solar and van are done you will loose that and become a Epic Contributor. Is there a suit for that? :rolleyes:

buckeye, if your vehicle is an automatic, then you could use your left foot on the brake like I do. That will take some of the working pressure off your right leg.

Having been a police officer AND having supervised the department's safety section, I learned to absolutely forbid that practice. It works just fine as long as there's NEVER anything unexpected or an emergency. But when something unexpected happens, you may stomp down on the brake with your left foot AND the gas with your right foot at the same time. In an unexpected emergency, or even in a collision, there's a tendency to push down with both feet, and that's OK as long as neither foot is near the accelerator pedal.

Kyle, I'm with you. If your neighbors want a fence, they should build new on their side of the property line. Otherwise, they are "squatting" on your side. Doesn't sound like much if it almost right on the line, but what if someone has a fence he purposefully built 3 or 6 or 8 feet inside the line so he can walk or ride the outside to do maintenance?

Yesterday, got haircut, went to gym, worked on taxes.

I never thought of that as a reason for only using your right foot to brake. I agree. My fellow worker and I ordered new company vehicles when we got to 80k miles. I never needed new brakes in that time. He had at least 2 brake jobs in that many miles. He was a left foot brake person.
But until Buckeyes feet and legs get better. It may be the best way to make it to and from work.

Snowing since early morning 2"+ about 2-3 inches more to fall before storm comes to end early evening,driveway soft so might want until tomorrow to plow since the temp headed for upper single numbers.

Left foot braking is dangerous. When I was 16 (new driver), I was driving the company's Dodge Crew Cab 1 ton truck downtown about 30mph. Someone pulled out of their parking lot space in front of me and I inadvertently used left foot braking. This was in 1976, no seat belts. The braking force slid me forward hard, making me mash the brakes even harder. I ended up locking all 4 wheels up and skidding to a stop, with a bit of throttle still applied. Glad I was only doing about 30-35. Learned my lesson. The left foot is for standing off in case of emergency stop.

Good Morning!!!! 48F @ 4:15AM. Windy at times with rain. High around 50F. Winds SSE at 20 to 30 mph. Chance of rain 100%. Rainfall near a half an inch. Higher wind gusts possible.
Looks like the front is still off to the west, but that it'll be done passing through by early afternoon. Not going to be a very wet storm, and early predictions of snow are unlikely to pan out, but we've probably seen the high temperature for the day.

HOA rules can be somewhat capricious, based on who's on the board, whereas zoning laws can still change, but not as easily. And I've never been much good at predicting my future needs, so the less restrictions, the better, at least for me.

Never been a left foot brake man, but when I broke my right leg and left wrist at the same time, you can bet I was a left foot gas'n'brake man for a while.:shocked: You should'a seen the looks I got getting out of the truck wearing two casts and a pair of crutches!:laughing:

Good meeting with the solar contractor yesterday. We got all the location stuff nailed down, and I've updated the site plan with the new info. Also got clarification on the electrical single line drawing, and spent most of the rest of the day coming up with a bill of materials for the conductors and conduits. We also talked generators, and I learned he's purchased the same Cummins I've been eyeballing, but he paid almost $50 more than the quotes I've received. Also made a "reservation" for the neighbor's big trailer, but it doesn't look like the weather's gonna cooperate for another week.

Only got one piece of mail yesterday, but it was the bill for the homeowner's insurance. As I feared, it was a 40% increase, up 60% in the three years I've been with that company. It's not like I've got much choice, but I'll be talking with my agent today to see if I can reduce or eliminate some of the more superfluous coverages included in the policy. And see of there are any providers that are new to the area. Then there's the firetruck and whole house sprinkler system...
