Morning all, sun is up and going to 80.
Got back around midnight from the airport and up at 6:30 to start work.

Line to view the queen in state was from Westminster, across the bridge, past where I work and almost to the hotel. Said 6 hours off peak trip and up to 30 hours when it was back by hotel :-0

Lots of work and pub crawls and really feeling it today. But good to meet up with coworkers, many not seen in person ever, or at least for the last few years.

68°F and .05 inches rain.

Guys (husbands) survived and eventually won H&F. The girls ran up a significant lead 1st Hal but we persevered.

Busy day ahead. Sears to deliver the replacement for the replacement dishwasher this morning. Will be going over looking for damage.

This afternoon we are scheduled for the new alligator booster and flu shots at our health clinic.

A friend of mine got the 2 alligatoritis shots last fall and he now has permanent gout and diabetes. His wife the RN kind of forced him to get them.

Yes, this is lot north of Roanoke

There is a railroad track at the end of the shared lane, but shortest way out is to not cross there and go under it a little ways down. Don’t know how busy track is.

Agent is checking some things for me, like if I can put driveway from south side instead of north. If we have to enter from right side, I’ll need culverts across the swale. He said no state driveway permit since it’s private road, but county might make me post driveway bond. That makes no sense. Don’t have those issues in WV. Also will get caught up in SWM rules probably.

How low under asking does it become too low?
I’m afraid of overpaying and having the market drop in the next year. Some lots are dropping in price, but they are generally bad to start with and overpriced. Closer to Roanoke they get this price for 2 acres. Up in Augusta county they are way higher in price. Below Roanoke half this price.

This lot 2 acres larger than WV one, but way less usable space. Soil report for septic says heavy loam soil for first foot. Clay loam under that. Conventional perc so not too much clay.

Subaru got a new wheel bearing and hub while I was gone yesterday. Labor only $120 for them to do it. No noise now.

First well guy quoted $7k for 400 ft of drilling.

Next guy said $10-15k. They drilled 1 well on this road, only 165ft but had to case the whole well.
I put in offer to reflect that.

The WV guy rejected our last offer and said they are taking a different offer.

Not enjoying the asking prices. But fun looking, been having nice time driving around with my wife. We stopped and ate lunch yesterday at a small local restaurant with lots of cars outside. Good food.

Got a letter from chase saying an account was being opened in my name with my SSN. Called them and got that stopped.

Forgot to ask them. Not the main line, don’t think. Less than half mile over the hill.

I offered a bit low cash price. Agent said he’d get back with me.
Neighbor said the previous owner of this land had passed away. Where the house is on north side was part of this land. Used to be an old trailer there, then they added the house, but I think septic was across the line Current owner bought it, changed the lot lines some, I think for the septic, then just sold the house.



Down in Franklin co, just south of Roanoke, saw a wooded 5 acres for $29k. Looked ok in pictures, no perc. Cheaper once you get down that way. Think that might be Buppies territory.

Edit- that $29k for 5 acres already under contract.

Been good day...Kubota open house was (y) talk with techs and sale person they are saying attachments are rolling in but B and L tractors are far and few between,purchase a leaf blower not as powerfull as my backpack blower going to be a BIG difference in CFM's :(,slowly driving up the driveway 4 out 7 gray fox pups were setting on the lawn,Mrs. made sure each one got a good treat.

Nothing plan for the evening...feet up.

Good (Saturday) morning. Mild overnight Low of 10C. Rain is off/on and there was 9.7mm in the gauge @ 0900.

I left with extra time to pick up my Mate from the Launceston AP. It was raining heavily on the way and there was, indeed, a landslide towards the top of St Marys' pass. The council work crews were hard at it with an excavator, a couple of dump trucks and traffic control to get it cleared. Traffic was light so I was able to get by in minimum time. There was a wee bit of flood water on the road/highway. Even though his flight was delayed (of course) we got home safely around 1930.

Today we'll head off to Hobart around 1230-1300. Probably get back home (here) Monday arvo.

Today our daughter got recognized by Tony Blinken for her work on exposing Russian war crimes and she also was invited by the First Lady Of Ukraine to participate in an event next week. We are very proud of her for doing this as a less than one year employee of the state department

Good evening all. 64ºF for the start, mostly clear sky, light breeze. Light to moderate wind, partly cloudy sky, and high temp was 91ºF, HI 94ºF, humidity making a comeback. Bike ride to start morning, found another issue with on board battery charger. The fuse holder is very finicky about making good contact, Will replace, hope intermittent issues with charger will improve. Did get short nap, then to town for meds, groceries and dinner. Loading SUV for early trip in morning, going to Decatur for 50 mile ride. Still waiting to hear if I am meeting riding buddy or not.
