When I got home my local realtor called and we had a long talk about return on investment for the new garage I was considering. In a nutshell, there is no ROI. He said local property values would not support my spending that kind of money on a workshop/garage and expect to get anything out of it. The only thing that makes/made sense financially was to pour a level pad down by the barn, put a roofed carport over it, and spend as little as possible, but still give me the ability to roll certain heavy implements on concrete. That was my number one priority anyway. Worse, he said I likely would not get the six figure cost of renovations I put into the place so far out of it. You never get everything out, usually, but this was all a very negative outlook. Lot of net worth burned up. Only so much any of us can take doing that so I decided to just say no. Folded my cards and going to just do something simple. Will take the money saved and put a new roof on the house in the next two years.

That's always the challenge with retirement living especially in out of the way areas that aren't commutable to decent jobs or retirement hot spots. Spend the money and make it what you want or worry about resale. I'm sure we have maxed out the resale value of this property. Spending more on it will be like giving that away to the next owner. We try to stay reasonable on that.

I don't think the retirement living wishes of most TBN members line up with the what the majority of retirees are looking for but clearly there are folks who would like to have a reasonably equipped place in the country.

Drew, as far as your homestead...well, you're 60 something and I expect the home you live in now will be the last place you live. Make it yours and don't worry too much about resale. That's my humble opinion.
As far as the date...take a look at some granny **** and get yourself motivated!

Clear skies took us down to 4C/39F last night. This morning the sun would be doing a good job of pushing the mercury back up the scale, except for the fact that nowadays my thermometer is a solid state electronic thing, insteady of smooth flowing liquid metal.

When I was young I had a jar in which I saved the mercury from broken thermometers. I used to clean the zinc sheeted top of my dad's greenhouse potting bench, pour the mercury on and flick it around with my finger. Quite fascinating stuff to play with when you don't know it is toxic.


Ok Dave, you are excused rock picking for a week - any longer and we want to see a note from home. :) When you stop looking at your finger end ( watching how something is healing is always interesting, wonder if your fingerprint alters too ?), you can at least spend the rest of your rest day reading the manual for your new baby from cover to cover.

Eric, I used to play with mercury, too! I guess what we didn't know back then could kill us. I think you get the award for first day in the 30's this season.

Dave, glad you got the finger looked at...good encouragement from your friends on TBN. Have fun with the new Forester. My son bought one in April and loves it.

Drew, I'm with Roy on making your place the way you want it. Of course, you've been at it for a year on the house and orchard and may just need a rest.

I think I finally got my riding mower running right yesterday, after having replaced some front end parts, by performing an alignment. Man I was happy to take it out and mow for an hour.

I'm heading out to enjoy the nice big blue moon before it sets, while I feed the birds.

Well I've done that pretty well so far but my pockets aren't deep enough to do it all. Sound familiar?...
and being a retired financial planner, I know that if I eat my principal, and don't get it back, that's just less income in retirement. I've approached this whole place with a "you are only going to do this once" attitude because frankly my arthritis/degenerative disc disease will put me in a ccc within ten years. Fifteen years ago I was told i would be in a wheelchair in ten years. No, I'm happily sitting in my Kubota instead. And walking miles every day. But the handwriting is on the wall. And I have no kids to give the place to. So...whatever I spend I have to think about the forest as well as the trees. Like we all do. If I were younger or had a family, I would do things differently. But I have always known I would have to sell this place when the time came to either go to a ccc or an over 55 full care place. Thankfully I bought plenty of long term care insurance a long time ago, but I still have to preserve most of my retirement principal to live off.

Money isn't a good topic for this thread but we all know it affects what we can buy and the choices we make.
For years that guy's garage vision has been in my head and on my bucket list. But since my woodshop is airconditioned and comfortable, with a bunch of old rolling office chairs for seats, at least I have someplace to escape the heat and work.
So instead of swinging for my home run, I'll be content, for now, with a double. Keep the runners moving...;)

Stopped at Tim Horton's for my first cup of coffee. 61° with clear skies this morning. Heading to 83° with sunny skies until early evening. Then some thunderstorms. Got a call early this morning. My mother was having breathing problems. She is stabilized and I am back home for awhile. Going to be a long day.
Drew, I would like to put up a building to store the motorhome in. But I should have done that 10 years ago when I bought it. For now I keep using the sunbrella cover I bought in 2006. It's going to last until I sell motorhome.
Eric, playing with mercury was a thing many of us did. Not sure it has affected my health yet. :muttering::fiery:

My mother was having breathing problems. She is stabilized and I am back home for awhile. Going to be a long day.

70 this morning and headed to 92 today. Another day of lower humidity. Picked up the materials yesterday for the building. Enough 2x4's to have it ready for metal hopefully. Then I think I got enough to add a shed to it. I know it's not even built yet and I'm adding on. But this way I can tie it all in better.

Off to care for chickens. 94,000 cherpers. Then back to building I guess.

Dave glad you had the finger looked at. I didn't know that about the peroxide. But I use it as an initial cleaner then don't use it again unless it gets infected or really dirty. I forget the rate but watch using Neosporin on major cuts. A significant portion of the population is allergic to the neomycin. I'm thinking they told mom she was in with like 30 or 50% of the population. But don't remember.

Drew without family to leave the estate to and being pretty certain of your date your leaving the place for an acf. I don't know how much I'd worry bout having any money left when you get there. From my experience of family members in a nursing home it's better to walk in with only lint in your pockets. Because then ss and Medicare kick in. And they have nothing to lien and try and recoup some money from. With my great grandfather Medicare released the lien on his property because the appraisal was so low. Less than 10k. So his kids get to keep it. But said if it would have had a significant value they would have had like 1/3 interest. But sounds like you've given some thought of it so maybe you know more than I do about the subject. How about a wood pole barn instead of the metal frame?
