Garage Door Opener Problem/Question

This opener is about four years old and makes the squealing noise only when the door is closing. I only hear the usual noise of the track rollers when opening the door and its relatively quiet.
I did check the torsion spring counterbalance and the door is very well balanced when disconnected from the opener.
I tried lubing the output shaft of the drive where the chain sprocket is attached but that changed nothing noise-wise. Any thoughts on what's causing the squeal?

Are the ends of the rollers coming against the track on the way down.

I did check for that and everything seemed to be free but will double check.

I'd start by securing that opener a little better. Shouldnt be moving around like that.

Then look at door alignment. Is the door shifted one way or the other causing it to rub on the track on one side?

That is certainly not the right way to hang a garage door opener motor. It should have angle iron strapping front and read on each side of the unit. There should be no swaying movement at all when properly installed.

Is the unit belt driven, that sounds like a squealing belt inside the motor housing. Likely this is cause by excessive balance spring tension which only causes the excessive loading on the down stroke.
Start by fixing the mounting first though then look at the motor drive, balancing spring tension etc.

Got it fixed! First of all, I agree that the mounting needs to be fixed.

1. Disengaged door from the opener unit and operated the opener. No change in squealing noise. Still squealing like a banshee.
2. Rolled the door up and down by hand to verify no unusual noise.
3. Released chain tension and removed chain from drive sprocket. Operated the opener. No noise, "whisper quite".
4. Re-attached chain to sprocket and adjusted tension. Operated opener. NO NOISE NOW!

So what caused the elimination of the squealing noise? Don't know other than maybe I turned the chain 1/2 way around when putting back onto the sprocket.
Really didn't change anything else and had adjusted the chain tension same as before. Maybe some silly harmonics thing? Just glad to be rid of the racket.
