i had a 30x50 barn built a few years ago: an for the first time, i was in it with it really raining hard last week: the whole west end leaked: i climbed up on it yesterday an saw right off why: the last piece of sheet metal was cut off, just before the high ridge: an the end trim had a gap anywhere from 1/4 to 1/2 inch: so the last 8-12 inches of the roof tin, was just acting like a funnel to put the water right under the trim an into the barn: i went to lowes to get some "kool seal" to fix this: now get your calculator out: a gallon of kool seal is $9.98 or you can pay $64 an get 4.75 gallons: i picked up a couple gallons an some nylon reinforcement that you lay in the stuff to strength it an help it bridge the gaps: now the roof shouldn't be leaking any more.. i probably could have caulked it, but i have used this stuff several times over the years on trailer roof leaks an it seems to really work well.
