In our area for the past 20 years I’ve noticed periods of appreciation and periods where valuations stay flat, but not declining value.
I've been through several boom and bust periods with always new highs after the bust...

Same here in the DC area, it just keeps ratcheting up.
For a while it looked like "they" might decentralize government a bit with more jobs going to the flyover states. Ain't happening.
Covid drove a lot of suburbanites to the hinterlands, it filled back in quickly.
When I moved to my present house in '84 ($114K) I never thought I would live in a million dollar house. Fast approaching that.

People gripe like heck about public corruption. And the further away it is the louder they complain. Yet they never show up to their local city council, county commissioner's court or school board and ask questions or complain about outrageous spending. Hardly any news media is active any more to investigate the local corruption. There is all kinds of graft and grifting at the local level but to do anything about it would take some real fortitude and most 'citizens' just don't have it.

It's sickening.
I have and do, the problem I see is the outright lying and cheating that goes on. One of our county commissioners was censured for racial bias and poor management skills. Part of the punishment was no more voting on personnel issues. Guess who voted anyways? Next up was how to remove an elected commissioner. An ordinance was presented requiring 5 of 5 commissioners vote yay to oust.

One of the local neighborhoods has a failing local water system. It has taken over 8 years for the county to adopt and begin installation of county waterlines. Originally, the Cost proposal was ~$400,000. Eight years and inflation later, the current estimated completion cost is ~$1,450,000. The county cannot/will not explain why it was delayed so long. The neighborhood residents are responsible to cost share the initial install so that went from ~$10500 per house to ~$ 37000. Curb to house is also additional homeowner responsibility. Permit fee is $300, registered master plumber license required.

Everything is guised under Political Correctness, however the undertone is they cheat and rewrite policy and codes to cover themselves. There is not any accountability for actions/words either.
We, the people, are the stupid ones. We keep funding this nonsense.

This is Marxism/Authoritarianism in its infancy stages.
Then it gets much worse when they take your rights away.

We need to keep this out of our policy and our free markets.

Somewhat related is how many in government seem to forget they are servants of the people and not the other way around…

The issue has become there appears to be a core of voters who vote because of what they get from the government, but instead of paying for this with tax dollars, they keep growing the deficit and devaluing the dollar in the process.

The "issue" at the local level is simple.
Too many with strong opinions and too few interested in working on solutions. It's true that ratio is never well-balanced, but today it is more unbalanced than I've ever seen it.
