JeffSpencer: That's a good idea. I am glad you mentioned exactly what kind because I might have over-done it. All the burried irrigation I did in California didn't have any such thing - I do see the value, so going forward I will do exactly that. I think it may be a bigger benefit for whomever comes next though since I'll have a pretty good idea where stuff is when I myself put it in.

I think I have the depth information in the house inspection report somewhere. It certainly isn't written down anywhere in that pump house. The elevation change to the house is a goodly 75', but I am not that great at estimating elevation change. I don't have any great points of reference to use. I may take a laser level out to the drive with a 10' pole and get a more accurate reading that way. If it is 100 feet, then the grade would be 16%, and that seems high. 75 feet gives a grade of 11% and that is closer to likely.
I'll look for the actual depth - better yet I'll get the wife to do it because it means getting into the files and I never put things back right and I mess up her organization :/
If I just had a tilt meter for the tractor, I'd be able to tell you straight away what the grade was... sounds like a good excuse to me!
That constant pressure pump sounds awesome. I do expect to need to irrigate as well, but I am doing all drip, so I don't expect to need insane volumes. Maybe a 1-1.5HP would be all I need.

Okay, new development: It seems that there is a blockage inside the house plumbing somewhere. Only one part of the house seems to be getting the benefit of the water pressure tank. You turn the sink in kitchen on, and when the pump is going - it is going full tilt. When the pump stops, it slows down to a mere trickle. I think this may be a root problem that caused a cascade of failures. I had been thinking that the whole house was doing the mad rush-then-trickle thing, but it seems that is not the case. Oh, this will be no fun at all since all that plumbing is underneath the house. I'll start where the section that is good meets up with the plumbing that isn't working. Oh the joy.

Some well companies will put the information on the underside of the well cap. If you turn it over it might tell you the depth anyway.

That almost sounds like one part of your house plumbing is operating off pump pressure, like its not hooked in downstream of your pressure tank but on a seperate branch of the system or something.
What psi were the pressure switches that you saw that were to low? The one on our well system maxes out at 75 i think, I have it set for a cut in of 40 and it shuts off at 55 I think.
From the size of the pump and the pressure in the bladder of your pressure tank it sounds like somebody was trying to make your house plumbing into a pressure washer or something. =) j/k

The house was built in sections, but the whole house is connected to the same main...I think... It wouldn't suprise me really considering how bad the electric was.
There was extra pump capacity considered for irrigation purposes I think. The shower deos feel like a pressure washer when the pump kicks on. I had to run errands earlier today, but I am about to go underneath the house with a flashlight and a camera. Wish me luck.

Also, more news. I was too cramped to take pictures, but it is looking like the big 1 1/4" main pipe that heads toward the house under the big steel plate attached to a manifold only supplies...the pressure tank, the laundry room and 1 outside faucet. The connection to the rest of the house to the main happens BEFORE the big manifold with the steel plate cover. Pure comedy... or tradgedy - I can't decide.
I will have to undo the back-flow preventer, or live with it for a bit. 75% of the house is evidently connected a few feet down-stream from the 25% that has the pressure tank directly connected. The 75% was getting the pressure tank benefit, but via a pretty screwy path.

Well, I saw rat droppings, but I am not about to mention that to the wife. A raccoon or something of that size must have been under there at one point, but that scat could be 10,20 years old.
Mold? Of COURSE! This is Western Oregon! We have moss covered trees. Like an idiot I went under there sans respirator and was coughing and sneezing off and on for a few hours. I am an idiot for that. The guy I paid to fix the rats nest of electrical under the house didn't wear one. I figure he has either built up some sort of superhuman immunity, or is chipping years off his life doing it.
I'm still formulating the game plan. If possible, I want to intercept the laundry room plumbing, and make the trunk of it the supply line for the rest of the house. I can get my hands on 1" PEX pretty easily, and can run it down to the other end. I wish I had a crossbow I could us batman style to get a string from one end of under the house to the other because that crawlspace is pretty tight.

Ugh, that is an ugly setup.
If I were you I would cap off the connection that is before the manifold, and reattach it on the section that is in with the pressure tank. ( I am sure I am restating the obvious there, sorry about that )
If the two sides are connected via some other loop somehow that would also explain the pressure spikes, I think.
