Our crawl space is not much larger than 32" and we have a 'fat boy' 50 gal water heater... There is not enough room to replace the anonizing rod without draining and flipping the heater on its side though..

Not necessarily. We have a Noritz Whole House tankless water heater using propane. We are only running a 1/2" line. We have secondary propane furnace (heat pump is primary), gas cooktop, water heater, and a vent free propane fireplace. All coming in with on the same 1/2" line. Propane company assures me will not have any problems when we start using them all as we are between 11 & 14" column pressure.
