So much to like, it's all very impressive. What is the ceiling going to be over those cross beams in the hallway? What will they put over the OSB on the fireplace? How tall is it to the peak in the great room?

Lol - Thanks Deezler. We are usually set at about 73 winter and 75 summer typically but that may change when we get our bills. :) I'm hoping I don't get too much of a shock. The entire house is getting spray foamed with closed cell foam. Roughly R38 ceiling and R24 walls. Window are all Low E with smart sun on the west facing windows. Heating and cooling is going to be geothermal. I think the load estimate called for 6 tons. We are splitting two units, one on each end of the house to prevent loss from long duct runs. It will have a total of 6 zones with one of those being the basement.

Just FYI if anyone is considering geothermal there are some great rebates available through most utilities along with tax credits. Our system cost before rebates and credits is $39,600. Our utility offers $750 per ton rebate and there is a 30% tax credit from the govt. Total cost after rebates $39,600 - $4,500 - $11,880 = $23,220.

Thanks Eddie - I am probably going to carry the tongue & groove over the timbers. Fireplace will be covered in the same stone that we are using on the outside of the house. Floors will be hickory with mostly heart wood. Floor to peak of the great room is 26-1/2'.



Edit: Hvac is 7 tons total not 6.

What are you putting over the OSB to attach the stone? My only experience with real stone is that you stack it like bricks and use brick ties to hold it to the wall. This is real stone, isn't it?

Total sq/ft is 3700. We also have a total of 32 windows with most being pretty good size. Sq footage, type of insulation, windows, location etc will all factor in.

What are you putting over the OSB to attach the stone? My only experience with real stone is that you stack it like bricks and use brick ties to hold it to the wall. This is real stone, isn't it?

It is real stone but its sliced into thin cut veneer.. It will get a metal lathe and scratch coat plus mortar similar to the man made stuff.

That is pretty close to our square footage. We are using sips and we also have quite a few large windows. I did ask our hvac contractor to be aggressive with his calculations. I didn't want him to oversize the units too much. Exciting to see your progress. You are moving along nicely.

Are you putting the lathe over the OSB or will you be putting up 3/4 plywood first? My concern is with flex over time and the cracking of the scratch coat if there is any flex, which will lead to the rock loosening or coming off.

The current plan is to use lathe over the OSB. The chase wall is tied to the timbers all the way up seems pretty stout. The starter row of stone will sit on top of the timbers in each section helping with some of the load. The inside of the chase will get spray foamed with closed cell which will add some rigidity to the structure as well. Another layer of plywood may bring the stone out a little further than I wanted but I'll take a look at it today as an option for cheap insurance. Thanks Eddy.

Layering plywood would be the easiest but it also wouldn't be too hard to replace the osb. I'm out of town tomorrow for work but will take a look at it on Sunday.

Thanks emanaresi. Would you mind sharing your quote for the geothermal? Horizontal or verticle loops? You can pm me as well. No problem if your not comfortable sharing. Our quote was for horizontal loops, two systems - one 4 ton and one 3 ton. Total of 6 independent zones. It included all ductwork along with duct for bathroom fans, kitchen hood, and combustion air duct for the fireplace.

Duct work for HVAC started yesterday and they've made pretty good progress so far. Do to the layout of the house and limited areas to run ductwork most of the upstairs rooms will be fed from the attic. First floor will be fed from the basement.

Our insulator will be by tomorrow to get some measurements so we can get an estimate on the remainder of the house. He is also going to spray the fireplace chase for us so we can go ahead and get the fireplace installed and get some cheap heat going.

Patios are also formed up and we are waiting for a day above freezing so we can pour. Looks like Friday or Saturday is going to be a good day. Also - I just noticed today that I did not run any drain pipe for gutters. Luckily I caught it before the pour. I plan to run 4" smooth sewer pipe instead of the corrugated drain tile unless anyone has a different suggestion. I'll get it in tomorrow.

Yep - I've been slacking on the pictures. I'll probably take the time to take a few on Monday. We got the fireplace chase spray foamed today. Patios are going to get poured on Saturday. The double patio door we were waiting on showed up and was installed today. We are waiting on two windows now and our garage doors in order to completely close the house in.

Concrete was poured yesterday. We had great weather for it. 34 degrees in the morning and topped out around 50. Looks like we are going to be in the mid to low 50's for the next several days as well before dropping back to the 20's and 30's. Here's a few pics.

On the columns, how does the pipe attach to the wood post?

There is a plunge cut made into the bottom of the timbers. The support pipes have a verticle blade welded onto the top of the plate. The blade slides into the wood post then a peg is driven through the post and metal blade locking them together

Hi Dave.

The concrete is "stamped". The stamp is just a natural stone pattern but not sure what the name of it was. The powder is added for color. It has a little bit of a bluish color right now but should end up as a charcoal color when its washed off and the concrete has cured. It will be washed, brushed, and sealed.
