BEF, hope it all works out. You deserve a nice place. Wish it was here in Virginia, but next door is okay.

Land is more affordable in WV. And building permit process much less burdensome. Hard to beat the views from this land. I keep telling myself it’s like buying a new truck, actually maybe cheaper.

It’s also between wife’s mother and my dads farm, so closer going either way. Getting this land also means I won’t have funds to buy my grandfathers farm.

rehung some still wet rugs in basement but basically it's dry again down there, humidifier at 43%
added a surge protector to receptacle with hot tub on it. that's what I was waiting for to plug the sump pump back in.
A day late, a whole basement wet short.

BEF, very exciting. I'd read that HOA very carefully, never know what the future and new neighbors bring.

Very basic deed restrictions. There is currently no active HOA to enforce any of it.
Some lots can’t have single wide trailers, some can.
Can camp and have RV’s
Can have livestock, 2 per acre.
No commercial business
$30 yr for road maintenance. Everybody has right to use roads
No abandoned vehicles.
Must follow state septic rules.
Culvert for driveway
No hunting or shooting.

That’s most of them off the top of my head.
2 people have owned the majority of the lots. This guy is selling all of his, he doesn’t live here. Only 3 houses and 1 trailer home.

There is technically an HOA, but not in reality.

Hopefully you can keep the HOA from coming to life and biting you. Looks like a property with a ton of potential. Best of luck.

Still getting delicious tree ripe peaches from the local farm stand. They have a lot less than past years and they don't know how long they will last but I am not tired of eating peaches.

HOA's coming to life, still cringe about that. Back in the day, before full disclosures and all that, bought a property off a state maintained road. Had a private road, for the development right next to it. Over 5 years nothing about an HOA. Then things started coming together, and it got bad, then worse. Me, I was part of the HOA, but I also was right off the state road. I paid my dues and special assessments, I attended their meetings, some descended into chaos with LEO showing up, I listened to their plans for the community, then I put my house up for sale.

2/3 vote of lot owners required to change any of the deeded restrictions, and it has to be recorded. I don’t see them getting stricter. Right now the one trailer guy violates them and appears to have for many years.

I appreciate the feedback, this is my sounding board. Want to make sure I’m not loosing it

Lots of YouTubes out there showing how to connect a large car battery to replace the tiny factory battery in a UPS.

Make no mistake, Ted, those plastic gears are cheaper to make, and have nothing to do with motor noise. Many of the American appliance and tool companies' poducts are now made off shore, and all have suffered "improvements" that negatively impact longevity. Maybe you could sell the neighbor on swapping the "improved" new mixer back for the old one?

The weather out here lately has all been about record high temperatures. On yesterday's ride back I got to sample most of the new record highs. I took the most direct route, and got on the road as soon as the sun was up, but it was 2 PM before I rolled down the driveway here. And the temps had already hit 109F, but would keep going to 114F. Three fuel stops were as much for cold drinks as for gas, and I spent the rest of the day inside either nursing more cold drinks or napping. Except one trip up to the mailbox on the side-by-side, squinting to keep the sizzling air off my eyeballs. Looks like we'll drop back into the 90s for the weekend, and may even see some 80s by end of next week. Until then, the heat continues unabated.

Before I left Lompoc, I did get a five dollar HF drain snake past the clog, but was sure wishing for the one I have here. The cheapie wasn't stiff enough, and kept doubling back on itself instead of going around bends in the pipe.

Also got a batch of green chili made from some of Ted's New Mexican Hatch chilies. Roasted on the BBQ, then chopped and slow cooked with the remains of a Costco chicken for a few hours. I froze a small ziploc bag of some and wrapped it in a fleece jacket for the ride home, and it was just getting soft by dinner time. More good eating. I couldn't help but swing by the grocery store on the way out of town yesterday to pick up another large bag of chili. I could probably just spread them out on the back porch this afternoon and save myself some propane roasting 'em.

Hump Day seems like Monday this week...

The simple fact that it has an HOA would be making me very leery and then the last restriction would be the nail in the coffin for me,
no way in heck would I buy in there, but that is a personal decision for you to make.
