Thursday Friday forecast keeps changing. Right now rain will stop before it gets cold enough to freeze. Last night they showed snow at the end. 1.5” of rain predicted.

That's the first I've heard of the insurance companies using an old roof as an excuse for declining coverage, Ted, but it makes perfect sense. Most roofing materials deteriorate with age. Then again, the roof here is concrete tile, and is fifteen years old, and now I wonder if that's yet another reason why I'm having so much trouble. Guess I should get out of here before the whole place comes tumbling down around my ears, huh?Speaking of insurance.... RNG, hope you are able to find some affordable coverage. My Aunt was telling us about their insurance fiasco yesterday.... Their insurance sent out a notice that if they didn't put a new roof on the house, the policy would be dropped. WHAT? Sure enough, if the roof is over 15 years old, they won't insure the house. A couple of their neighbors already had to replace their roofs? Is this legal? My Aunt said their first bid was $22K. They live in Alachua Fl.

BEF, I'd look further west and south of Culpeper. Land prices around my area are quadruple what they should be, IMHO. Houses, up there too. Yesterday I saw a 2000 sqft home, 12 acres, 600k.
