We aren't too far from Floyd, we go there quite often. Great little town, especially if you enjoy Bluegrass. Very close to VA Tech, Radford, etc. Beautiful countryside but expensive real estate; try looking in surrounding counties for more reasonable properties.

Just window shopping right now, unless I find a smoking hot deal. Wife liked one 30 acre just NE of Floyd, nice view, long private drive. Probably too remote for retiring to

I’ve always liked Hillsville area.

Got inquiry in about one near Lexington VA. But only 8 acres with about half useable.

Our friends near Radford moved to NC.
I kind of prefer Augusta, RockBridge, Botatourt counties for proximity to wife’s family.

Finally got caught up on leaves :) early afternoon dark clouds came rolling in and couple mins. snow flakes were dancing in the air. :rolleyes:

No plans for the evening and early to bed I am sure.

I would use razor blade knife to trim off glue on edging.

That is on the list. Most of it came off with easy pressure from putty knife. Gentle heat gun loosed rest, but left more glue. The hardwood frame is actually in very decent shape. I will gently sand and most likely use a urethane stain?

Got seven plants in pots moved around back with Cub and dump cart where they can at least catch some sun.

Planted last two locally-sourced irises, also replanted 2 or 3 irises that the deer apparently pulled out of the ground. Didn't look like they did any real damage so I just stuck them back in. Still waiting on the four irises that I ordered that I'm short.

The abandoned male cat showed up while I was doing that so I captured him and brought him upstairs and we stuck him out in the garage with some food and a bed until tomorrow morning, when The Woman will take him into a vet for neuter and shots, then we keep him until Sunday when he'll get placed with a rescue service that is working with a local pet chain that offers them up for adoption.

Busted up a bunch of dirt clods in that planting bed.

Started taking down the electric fence around garden. Looks like that will need to be relocated around the flower bed to keep the deer out of it, at least until the plants can establish.

Gathered up all the empty pots and put them in dump cart and brought back up to front to store in the garage.

Also got one hose drained out for winter storage.

Woman made ham and bean soup for dinner and the dinner bell has rung ... :giggle:

Fair warning, we have a new 16 yo driver on the roads....Good thing we practiced parallel parking a few times just before we went....that was the first thing they did as soon as they rounded the corner. Good grief the amount of paperwork you have to have filled out...
