He can complain to the tax assessor and you cannot force him to build on his side. You might want to get your hay baled this year and take pics, start preparing to prove your Agg exemption. Even if you halves fence with him he might complain. You might be forced to lease your land for cattle (or loose exemption) and will need a good fence before anyone will lease it. If you get your own cattle you need pens to load them but you don't need a trailer the auction barn will pick them up. It could cost you 10 cows and pens and a yard fence. Bird's idea of talking to a lawyer is good if you have an extra $300, but you may not like what he's says.

Have you looked into the wildlife exemption, that was my fall back to keep the Agg exemption if I couldn't get someone to lease the land for cattle.


Cutting hay is perfectly acceptable to keep your Agricultural tax valuation in Texas ... regardless of who cuts / bales the hay or what is done with it.

IMHO ... switching to a Wildlife tax valuation is no less work ... I’ve looked into it.

And purchased materials can be exempt of sales tax if you have an Ag Timber Number.

Yes you need the Agg number now for different reasons. My mom has a farm trailer and it could not be renewed without the Agg number, I just renewed her number. Also if she buys anything farm related at TS the number has to be on file for her tax exemption.

No, I’m still under my Agricultural Tax Valuation. I’ve researched switching to a Wildlfe Tax Valuation but, have not made a move yet. I need to go have a meeting with our new Colorado County Head Tax Appraiser ... soon.

Good Morning!!!! 37F @ 6:30AM. A mix of clouds and sun early followed by cloudy skies this afternoon. High 53F. Winds SSE at 5 to 10 mph.
Tonight cloudy with occasional rain late. Low around 45F. Winds SE at 15 to 25 mph. Chance of rain 70%. Higher wind gusts possible.

Nothing like a jerk of a neighbor to cast a shadow over most everything, Kyle. Mine has cost me thousands and much wasted time. So far, no legal intervention has been required; that's the only thing we can seem to agree on. Hope you can work out a mutually acceptable solution, that's likely the most economical way, too.

Fixed my mistake with the solar supplier yesterday, and got an email that the parts had shipped. Probably be here Monday.

Solar contractor will be over this morning to go over installation details. Hopefully we can get the electrical trench path and solar array locations staked, and figure out where the balance-of-system components will fit into the garage. Once that's done, I can start ordering wire and electrical conduit. I have a line on the steel pipe for the solar array supports; just have to round up the neighbor's big trailer and go get it, ideally this afternoon before it starts raining. Gonna get some exercise: Each 24' stick of pipe weighs 135 pounds!:eek:

Took a peek at the van's engine yesterday, and now I can see the temperature sensor I'd like to replace. Only problem is it's so close to another sensor I can't get any of my box wrenches on it. It's a 3/4" hex, so I'll probably sacrifice an old wrench and try grinding on it until it'll fit. Or just leave the old one alone; it seems to pass the electrical tests in the Haynes manual.

Good morning to all! Low only at 30 this morning, going up to around 50 again. Tomorrow snow / rain / freezing rain should arrive by morning, high is forecast for 34 tomorrow.

Kyle, sorry for your predicament. Tell him to sell a cow to pay for HIS fence. See what his response is. Let him make the first move.... if he is broke , he may not want to get into any legal battle at all. Do your research with the laws that Rick talked about.

Drew, fingers and toes crossed for your doctor appointment to get travel approval.

David, I hope Sophie can get her tooth fixed ASAP without too much hassle.

Yesterday s trip to town was uneventful, actually faster than expected. After returning home, went to the neighbor and dug 3 of the 6 holes. It took a little longer than I thought it would, the ground was dry and really hard. Today I will do the next 3. Told the neighbor he should probably fill those holes with water and let it soak in before he even plants the trees.... he is kind of stubborn, plus, he might not have time before he brings the trees home.

Before I dig the next holes, I need to put some claws on the BH stabilizers. They are just flat plates, and I was pulling the tractor around just skimming them along the surface. I put some small angle on the feet of the small BH, and it made a big difference. I have some 2 inch steel angle, so I will cut and drill some of that for the feet. Hopefully it will not take too long.

For those outside of Texas the ag exemption is important to keep on and taxes low. My neighbor who did not have an exemption (and no fences) paid 5 times the taxes I paid on same size acreage. However the people from the tax office will come out, they came to my place several times to make sure there were cattle on my land. The rule on how many is the number commonly in the county that will support the number of head- usually from one per acre on good grasses to one on 10 acres for poor grasses. Water and loading pens were also proof.
If you loose your exemption it will take 7 years of farming practices to get it back.

Off to town this morning. The Lear top for the Ridgeline gets installed. The dogs will get their truck .

43°F and foggy again this morning, going up to 54° today.

Bummer about your fence situation, Kyle. Your neighbor doesn't sound very ... neighborly. We had a new neighbor move in on the property to the south of us about five years ago. He brought horses. First thing he did after introducing himself and his family was inform us he would be replacing the sections of fence adjoining our property with stouter fencing (he actually did this all around his property). The existing wire fence had been there for about 40 years, and had not been well-maintained on either side. We offered to pay half, but he refused, saying it was for his horses. He paid for materials and labor. He also installed new electric fence wire just inside the new fences about two years ago, to keep the horses from chewing up the trees along the property line. That was kind of a bummer, because now the horses won't come close enough for some attention at the fence.
Hope you can find an amicable solution with your neighbor.

Couple of interesting things lately.
Stopped at Sam’s Club optical. Lenses in my glasses have been making noise when I move around. Found lenses were not tight in frame even with screws tightened down tight. New lenses on order.
Made a order at Rural Kings weekend before last. It never showed up. Got ahold of customer. Order had a label. But was never received by USPS. Today 2 packages showed up.

Got a statement for power company this morning. Saying my bill was overdue. Seems they canceled my auto pay when I gave then a new bank account number. Their mistake. But they wanted it to be my problem. Took 4 very loud calls to get them to admit they made a mistake and were going to fix my account to correct error. I still have to pay the bill. ☹️

Dr ordered a ultrasound of GI. That’s what today’s visit was. Have to wait a day for report.

Morning all, hope everyones ailments turn out for the good.

Our fences up here it is mainly on the cattle owner to maintain them,
if both places had cattle it was quite common for each one to do half the footage of the common fence.
We have pretty much quite using barbed wire,
the dairy cows respected it and didn't bother it much.
With all beefers now we have gone to high tensile steel with electric fencers,
most all of the perimeter fences are 5 strand, inner fences only two or three.
We attach all of our wires on the cattle side of the fence.
If the wires are on the non animal side they can get pushed off easier when the cows get to pushing
and shoving each other.
Up here shared fences are only cost shared when both parties have livestock in the fields.
