Good evening all. 76F for the start, clear, and calm. Moderate wind today, sky stayed mostly clear, and high temp was 97F. Shopping trip that was supposed to happen yesterday did happen today :). Home for a nap, then off to Sherman and get bike. Did not get home till after 7. :(
I have had an HOA or POA the last 33 years. Had some issues with the first HOA, neighbors agreed got some responsible people to run and problem solved. Never had an issue with what color I painted the house. Here the community is gated, the lake is private. I like the fact that it takes longer to put the trailer on the van than it takes to pull the boat to the boat ramp :drink:
Rip sounds like fuel starvation on the mower. Surging usually indicates the mixture is off, and using the choke points to lean. sticky carb float or needle, fuel pump, plugged fuel filter, water in float bowel.

Finally done with the workweek. Thought I was going to get out early... Didn't happen. The higher ups decided it was their turn to leave early. Left me to grade all the tests, remeadiate any poor scores, then issue the certificates. Took about an extra hour to finish. At least a couple of them asked me if I needed help before they left. It's all good.

Got home and decided that my enthusiastic plans that I was thinking about on the drive home could wait until tomorrow. Then watched the evening news forecast...now they are predicting a very good chance of showers by early morning....nuts...I knew I should have started mowing.

So, as I'm sitting here typing, it just started raining. No complaints. We are still in drought conditions. Maybe the rain came early and tomorrow will work out well to mow everything. At least the dust/dirt level will be low during mowing.

Prayers out for those needing, hope everyone is able to heal, recover, and receive good news about tests.

After you have had one too many bad news neighbors, I think a HOA might be an answer for many.
But clearly many of us have a live free or die orientation. We must follow an enormous number of civil and criminal
laws on the books and enforceable already. And some of those laws are clearly asinine, particularly the older ones about
regulating the approved and unapproved ways of making love to your wife, just for example.

But I have to tell you, boy would I like a HOA in my community. Just think, the abandoned drunk farmer's dump would have to be cleaned up.
All those dead cars without tags gathering weeds in poorly mowed back yards would get towed out. All those piles of tires would have to go too and the lawn mowers by the dozens that will never run again.
And the house at the end of the street where the garage is half falling down and representing a public menace, well....
And anyone caught littering would be tar and feathered.

But wait one, Drew. Just as those subject to an HOA have the opportunity to review the wording before they make an offer, those that buy a property also have the opportunity to view the surrounding properties and make an assessment of their condition, and therefore whether or not they can be comfortable having that piece of property and the attendant owners, as neighbors. If a prospective buyer fails to do their own due diligence, it's their own fault if they are unhappy after the sale, especially with all the internet based tools available now, and most especially the incredible resolution of the spy satellites.

While I agree it's a shame that some folks let things go to pot the way they do, I have no sympathy for someone with expectations that the leopard will change his spots, or in other words, that the junk man neighbor will suddenly see the light when a potential buyer bent on gentrification makes a bet on a property priced unnaturally low. if a deal seems too good to be true, it probably is...

Good morning all, 69 headed to 81 with a 60% chance of showers/T-storms. Hope to get some work done with the lathe today, will see. Need to cut a return vent from our bedroom as it is the hottest room in the house when the door is closed. Need to do it when the boy is eating so he doesn't get upset but then I am busy, so.......

September is starting off very pleasant with early morning sunshine and now a nice bit of light cloud to keep the temperature down to an expected high of 20C/68F.

The peanuts have been dissapearing rather rapidly recently. Trail camera shows why - badgers are normally ground lovers but this one managed to climb 5' up a tree.

up to make breakfast, then heading East to Swan Quarter to see the shrimp docks. Hopefully they will have some other fish there too.

Drinking first cup of coffee. 62° with clear skies this morning. Heading to 84° with some late afternoon thundershowers. Got whole house surge protector installed. This allowed me to remove the small one on the fridge to be removed and set fridge back into it's loaction 1 1/2" further. Gives more clearance when Kitchen Isalnd is installed. Hope to get 2 120 volt circuit wires pulled from main circuit breaker box to cellar. Need to install a 1" conduit first. From attic to cellar. Hope it does not get to wram in attic.

Drew, nice pictures. My neigbors at the marina I had boat docked at had Grady White, Boston Whaler, Pursuit and other expensive boats. Not sure they had any more enjoyment than I had with my Crusiers Inc. I will admit they were nice looking boats.

Eric, I have not seen a Badger around here in 30 years. But with some of the damage and footprints I see they may be still here. Need to put up a game cam and check it out.

David, good repair on mower.

Riptide, wish I could help your mower problems. But it does sound like fuel starve.

61 right now...high in the mid-70's. I have a little plumbing job today...well, I hope it's just a little plumbing job (drain in the head must be partially blocked since it's draining rather slowly)

78 degrees going for 96 today; as usual. The NWS is showing a 20 to 50% chance of rain every day for the coming week. I suspect it's more wishful thinking that actual forecasting.

As for winter I think the Great Lakes being so warm are going to have an effect modifying the cold as it crosses them so at this point would not favor extreme cold

I am a really serious believer in land use zoning and when even that isn't enforced, it doesn't reflect well on the community.
Where Don lives everyone is on their best behavior, except their dogs occasionally. The general public is not like Don's community members and that's why they want to live there. Like minded individuals who don't want their now I'm really retired and having fun too experience
messed up by the few who always try to spoil the community apple barrel.

We have the joy of choice. Like the burger, have it your way.
I can't imagine living anywhere without that choice.

Weren’t you aware of your neighbors when you moved in? Just playing devils advocate, but it’s like the people that move next door to a hog farm then complain because it smells.

I toured Reggie Fountains factory in the late 80s, wasn’t far from you, also went through the local Bayliner/Maxim yacht factory that was here for years. No comparison between the two. Reggie had very clean well oiled machine, Bayliner was like Walmart by comparison.

Big storms last night, hot and humid for at least another week. Maybe storms later today.

Finally got the mower back. After numerous calls to voice mail inquiring where it was. The last VM I left was not pleasant.

Unfortunate it came back with zero gas. And no problem found. I tank it up, and one hour into mowing it starts stalling out. Full choke, gets it going for the trip back to the house, and the engine is surging. I let off the choke, she returns, slowly to normal, but the surge continue.

I parked it. And went to get a beer. Looks like I need to call the dealer in the AM and figure out what to do next. I have lost trust in both the mower and the dealer at this point.

No rain here, it was a glorious day. I picked up more wood for the run-in, my neighbor bush hogged my back forty, and I treated the wife to an ice cream.

Rip I had a mower that did that once and it was a clogged little hole in the gas cap. That would make sense if the dealer was operating it with an almost empty tank and you a full tank there wold be less air space in the tank.

Rip, have you tried what someone mentioned, loosening the fuel cap a bit? Your tank may be creating a vacuum and trying to pull the fuel back in.

First off thanks for all the mower diags.

71 outside this AM. Thunder boomers moved through last night. Basically they were loud enough to keep all awake. Heard one down pour, so I know I have some frogs in the pool to rescue. LOL. More of the same on tap for today, is what they say.

On the mower -

Man, I am so very disappointed. Yes it sounds like fuel starvation. Very odd that it happens an hour into the mowing. I sat there and fiddled with the ignition switch, the gas cap and adjusting the choke. I'd find that sweet spot, then disengage the blades. It would slowly return to normal as I brought the choke back down. I even turned it off and on a few times with no issues, then immediately proceeded to mow for a few minutes until it started to act up again. Frustrated and hot, I returned to the house. Running, at speed without the blades engaged.

Hope all have a great day and can get outside if the weather is pleasant. Between the rains, I will go work on the run in. And when does a run in classify as a barn? The boss added a room to it. I say it is a barn now. LOL.

It痴 one thing to read and understand your covenants/ deed restrictions of what can be done and what can稚 but, IMHO it痴 equally important to understand how said covenants/ deed restrictions can be amended.

Can they by changed by HOA Board, or by a vote of owners. If by a vote of owners ..... is it by a majority of all owners or a majority of the owners who actually voted.

Rick, Dell Web still has control of the board and will for at least another 7 years when they get to a certain % of build out. I'll have the tone of the neighborhood completely figured out by then, but now by reports it seem that most people are content with Dell Webb's decisions and they have stepped up when needed. Home owners meeting is this month. I'll find out if there were any issues I might have missed. I've met about 50 people and every one loves it out here and they are very neighborly

RNG, the community is active at sun up or before. In the hood in Houston the activity does not start to about 3:00 PM.

Good morning! 70s-100. Fitness class in an hour need to get up and at 'em.

Drew it's nice not having to pick up bags of garbage from the roads every month and no eyesores lining the yards. At least my extra stockpile of stuff was in the woods in the country. I always wondered why a lot of people in the country leave their old vehicles as yard decorations and never trade them in?
