Actually, we bought a washer and dryer for $245000...had a house and 8.6 acres included

Ha. I hope they threw in a year's supply of soap with that. :D

So, ya got any house or tractor projects to do with your new property?

No soap...unfortunately!

House projects...not too much. Some painting, pressure washing and staining the decks (3 decks...two smaller ones, one 14 x 20 deck). We do need to put in a fence for the dog, but that will probably be professionally done.

As far as tractor work...well, there's 8.6 acres. About 2 to 2.5 acres are lawn, so mostly mowing initially.

There's a lower field with between 5.5 and 6.5 acres. I haven't walked it yet (it was snow covered when we first toured the house). That field is along the White River so I reckon it might be a bit mucky, but it's not "wetlands". Might be some tractor projects there later this year.

This picture is from the larger deck (shown in the picture above). About half of the field shown in the distance (beyond the closer treeline) is part of the property. The property line goes considerably farther (if the picture was extended way out to the right).

Somebody painted your fields all white. That must have taken a lot of time.

Roy,

A fence is nice to have with a dog. Open the door and out or in they go, no hassle, no worry and you can do that in your pajamas while holding a cup of coffee. :)

Sounds like a nice setting with the river. There could be some nice topsoil there in the lower field. I have dug a few graves at the horse rescue place down the road. Their pasture is in flat stream bottom land, not as big as the White River by any means. It has clean topsoil to die for about 2' deep, and then it switches to pure bank run gravel that is also high quality.

I don't know the Vermont setbacks from a waterway, but there is probably some regulation or other about disturbing/digging up the ground within so many feet of the water.

It will be fun getting to know your new land.

It seems I have 2 prequal letters from 2 different lenders, we shall see what happens next on my side.

I am very, very happy for you sir and your great news.

Have a great day.

Today is a repeat of yesterday, and the days before and the days to come. Lows are around 35*, highs around 65*-70*, sunny. Very unusual, although very nice, we need a good rain.

Anybody building around here this Spring is getting a real gift of great weather. When we built in 2006, we sat in the camper and watched it rain for three weeks in May just after the foundation excavation was done.

Have good start to the weekend!

I was up briefly at 0525 and decided it was over rated and went back to bed.

Got up again at 7.

I think it is supposed to be nice weather today, but I got no agenda so...

Be well all,
David

HOT :sun: out our way with a high expected to get to 80f or 27c with lots of sunshine.
Tomorrow they are forecasting a high of 30c or 86f.
Yesterday the town about 1/2 hour drive away as well Victoira, about 2 hours away both had record highs for the date. Today and tomorrow they figure a lot more heat records for the day will be broken.
Off to Victoria to see my brother for his birthday this morning, about a 2 ½ hour drive each way, will spend the night with him and his wife. Nice day yesterday, wife's cousin and her husband came for the afternoon; just before they left our last goat that was pregnant decided it was time to have hers. So they stayed about another hour while this was going on.

The NWS in Bowie shows that we had 20 minutes of 34 F temperatures just before 6 AM this morning. With yesterday, that's two days straight of record lows for May. Too bad we are getting record cold and not record rain.:( Maybe we'll get some rain by the latter part of next week. Right now it's a 20% chance.

Roy, those awnings on the back and side of the new house look like SunSetter awnings with electric motors. We absolutely love ours and it has been extremely reliable. Considering our extreme summer heat, the awning material seems to be very rugged. It comes with a 5 year guarantee and it has already exceeded that. It was worth every penny we paid for it. BTW: I think we all share your excitement with getting that house, and I look forward to some spring/summer photos.

Congratulations Roy....I know you and the wife are excited as can be....you persevered and now it's time to enjoy really getting settled in...

We are in the Flood Zone until Tues. AM...we are forecast to get up to 4 inches of rain...when it rains it pours...:)

Congrats Roy glad it worked out for you!!! Gonna be 75 here on the coast today time to get the kites out!!

Congrats Roy!!! I am working at the dog wash today, (better than digging a ditch!) After that, on to a fence repair project, then I need to set up a area for some grapevines. Have a good one!!

Good luck, David!

Going to be 80+ degrees this weekend, Garden plants growing like crazy and need watering. Lawn could use another mowing. Calves are all on the ground, late for some reason this year.

69F, sunny

BIL coming over to help me change out TV, takes 2 people to do the wall mount. He helped me hang the old one in 2006. Apparently the HD is going back - pixelization.
The new LG 60 inch plasma was half the cost of the old one, pioneer 4304
Being as the price for inviting my BIL was dinner, also having a few other friends over. Wife made stuffed cabbage and two macadamia nut pies - mmmmmmmmm

Have a great day
