My son and DIL bought their house in Front Royal in 2005 for $357k. They did a lot of remodeling including basement offices, bathroom, TV room, etc... and updated a lot of other areas including new kitchen. With DC sprawl pushing more people out there the demand is high. They just had it appraised at $990k. I don’t think they are interested in moving.

It’s insane for anywhere, they have about 3/4 acre. Overlooking a lake. They were told the only thing holding the value down was a couple of houses in the neighborhood. Others across from them have more than doubled in 15 years.

Good evening all 78F for the start, partly cloudy, light breeze. Windy day, variable cloudiness, and high temp of 94F, feels like of 101F. No rain in sight. Started with cleaning lady prep, then Men's meeting, then bike ride on Peugeot bike. Biked worked well except for rear derailleur has no jam nut and back off, and GPS did like the stem mount. Moved GPS to handlebar mount and readjusted rear derailleur with barrel screwed in, will check work on Friday's ride. nap after lunch and rehydrating and conserving energy finished today's jobs

RNG there are compound you can add that are like Fix-a-Flat, I just don't add them, I can remember only 2 flats after changing tire to a flat resistance model. That is a lot of rust, hope you can get enough out. Good news on solar front, and really good news you can contemplate a bike ride.
Rich some of the decisions manufacturing make are baffling like indoor only battery box. Hope trip goes well

I’m as close if not closer to NoVa (Reston, Herndon) as they are, and you can get houses here for half.

I saw prices in strasburg Va at $250k this weekend.

79F and partly cloudy @ 22:30, watching a nice large area of rain running from up in MI down through IN into IL and KY ... hope it makes it here.

High today reached 89F at CAK ... was out in it pretty much all day.

House sparrow I left in trap last night was dead by the time The Woman headed into work so I retrieved it first thing (she had stopped and removed the towel I used to cover the trap on her way out ... :thumbsup:) and brought it down to the house to stick it in the freezer. But before I did, I let The Squeak get a good sniff of it ... she was extremely interested and started meowing and stood up on her hind legs. She wanted it pretty bad ... :laughing:

I noticed no more house sparrows in the area where the trap is set up ... but there is a mob of them about 300' further east ... so I'll have to relocate it tomorrow.

After that I gathered up the coon in the trap and took it up to burn pile to dispatch it. Suffice it to say that did not go at all well ... and I won't be doing it again. Back to giving swimming lessons as an extermination method.

After I got the trap and the loader bucket cleaned out, I took the brush cutter down to this area:

Got it cut down to about 40' or more in (up to the drainage ditch), in the first two pictures, and only about 1/3 of the last picture. Basically everywhere I had placed composted soil previously.

Had originally planned to just put it in grass, at this point though I think I'll do a combo of some grass and a planting bed with hostas, pachysandra, and some rhododendrons. The area is currently very dry ... but there's an outlet for the downspout drain on the southwest corner of the house within 30' that I can redirect to provide moisture for the plantings and the trees.

Ended up hauling out one bucket load of sticks and downed branches for the burn pile and two bucket loads of weed cuttings and leaves for the compost pile.

After that I hauled the garbage can full of pachysandra cuttings around back and filled it with water to hopefully keep them viable.

Then took a break and went inside, fed the cats, snuck out to hang suet and refilled bird feeders, placed an order with Menards, and just cooled off for a little bit.

When I came back out I headed over to west side of the house and grabbed another bucket load of sticks and downed branches and took them up to the burn pile. Still have a couple bucket loads of weed trimmings and leaves there I have to take up to the compost pile. Compost is looking good ...

Around 18:00 I took the FEL off and hooked up the Trac Vac and picked up grass until 21:00 ... five loads worth.

Was a long day ... and I'm tired ... :eek:

Ken, thanks for the tip on peanut butter...but seems more sticks to my fingers more than the pill. :) ...and I can't lick it off because of the pill residue. But it's good to have another food to rotate.

72 outside this AM, heading to lower 90's. New record for consecutive days in the 90's. Twenty straight, I think. Next ten days look like they will add to that record. Weekend looks - dangerous. Heat index around 110.

Very dry.

Tried to do some comet watching, eyes cannot find it. Maybe tonight again.

Light pollution on the horizon looking north/east to DC. Just WOW. What a huge difference in other directions.

60 going to 76 today. Partly cloudy with lots of Humidity. Sink repair is complete, new drain trap and fittings installed for a 100 bucks. Nice!
Now we are having problems with our 20 year old air conditioning system.(Guess we got our money's worth) Tech coming out later next week to check it out. Never ends!

In the mean time we are pricing up some much needed flooring replacement in the bedroom side of the house. Rug has been there since we built in 1994 ish. Still looks nice but needs to go. Of course this is saddled with now we need new bedroom furniture and paint and fixtures and and. LOL!
Need to do it all now while I'm still working.

Good morning, for once sheep were all in the correct place. At the weekend a walker left a gate open and they invaded the far hayfield. They got the taste for it after that, next day they smashed sound timber on a gate to get back in.

Yesterday one was still so eager it was stuck in a small gap between fence and gatepost. If I can keep them out for a few more days, looks like there will be some tasty hay this year !


Jay, it is so frustrating when things that were once easy to do have become too complex. Sounds like the right time to greatly simplify your financial affairs, then that is one thing less for Peg to worry over and she can use her new mac for more interesting pursuits.

...I have to rotate the foods I hide Coco's pills in...she gets wise and refuses even the best treats
Wng, not sure if Coco would like a pescatarian diet, but the best way we found to hide pills was to roll them up in cooked fish skin, it all sticks together within a few minutes.

Funny, about 6 weeks ago I had quite a bout with ç*ºertigo? I guess? A bug landed on me in bed, I jumped up and felt I壇 fallen off a cliff, very dramatic, and scary.

I had just had hernia surgery and, as many know, they won稚 let you go home until you pee. 3 hours later they did an ultrasound and found I was dry as a bone, they finally let me go.

My brother had hip surgery yesterday, same thing, couldnt pee, kept him over nite.

I知 always dehydrated. I started forcing water down, after 6 weeks it痴 much better but I知 still very careful I don稚 move my head to fast.

I read years ago, 90% of the worlds population is dehydrated at any time.

My wife bought a new brand of pill pockets yesterday, and it worked for the first pill, then not. We're down to 7 pills AM and 7 at PM and 2 at lunch.

Eric, yes, I tried left over salmon skin last week and it was perfect. I guess we need to eat more fish...maybe that will be my excuse to get back on the water. Better put a sign up on the other side of that gate that says "Mutton Factory Ahead."

FrankenK...I drink a liter bottle of RTW (room temp water) every morning when I get up while making coffee...helps to give me a headstart on hydration for the day.
