Buppies, have you ever done the "blue light" treatment? Doesn't help with the cancers but my dermatologist swears by it for halting pre cancers. I haven't done it but my MIL and FIL did.

Lots of great photos! I guess I need to try out the new s/w, too. Chipmunks chasing each other around this morning would make a good one, but they move too fast.

Picked up a load of gravel and shoveled it into the soft spots on the driveway Friday. Could really feel the soreness yesterday in my arms and shoulders...much better today after another long hike.

As for buying a house... if you're getting a mortgage, keep in mind that interest rates jumped 20% in the past week or so. That means a 10% reduction in buying power. I'm guessing the red hot housing market will react accordingly. Depends on your location of course... I live in a bubble in San Diego.

I am looking at refinancing, and I checked some rates on ratehub as low as 1.25%!. (5 yr. fixed). News said they are going up, but only .1% or .2%

This is quite amazing to me. It means that the banks are expecting rates to stay low for quite some time. At the same time, detached housing is going crazy again both In Toronto and up here in cottage country, where they said the prices went up 27% in the last year. (No doubt due to people wanting to escape the city because of Covid.)

have been thoroughly enjoying my new 3840x1920 pc monitor, a 31.5 curved Samsung.
Whole new area to have fun in, the 4k and 8k videos on Youtube.
4k travel drone videos really fun to watch. 8k is mostly promotional look what we can do movie making
but on this big screen it's very cool. One of the movies looked like I could reach in and touch the actors.
And this is on my current 8 year old box; hope it looks even better with new Dell on the way in about two weeks with
an even higher spec video board.

Now if I can get a more comfortable office chair I won't be squirming after an hour.

Some other forums I read have this Ram is one Ford F-250/350 another. Ram has one they back themselves for 4.5 generation 3/4 ton and up good forum knowledgeable folks. The only other forum like it I know of is a Mercedes forum run in Germany for AMG vehicles
