David and Randy, thank you. Don's experience has been a real inspiration for me.
Before I kept myself seriously busy by frankly biting off more than most would chew.
Now my reality is different, and I'm bored to tears by not having things to do.
I know I will do volunteer work but it's the people contact I miss. Part of that I'm sure
is the recent Covid distancing, affects all of us. But I think times will change next year and with vaccines
we may be able to get back to some kind of new normal.

The place I'm considering is very small and in a community of hundreds of homes, pretty close together. But unless there
are barking dogs, most seniors aren't firing up Harleys or partying late at night. I'm told this community is extremely well maintained.
I really like the home layout and the senior friendly bathrooms, big kitchen, etc. plus it's a full 2BR 2BA so I have room for house guests.
No garage though, an issue in PA winters.

second picture is view across the street, nice to see neighbors out planting trees and shrubs, so that could satisfy my
yard needs.

Plans for today...take trimmer for good couple hours walk,might start wire brushing or grind rust spot from back blade get ready for painting,looks to be mostly putter day.

Got the 200 hour maintenance done...always surprises me how long these take...half a day, and then did some mowing...so now need to clean out the crud from the mower deck and finish mowing today, once things dry. So didn't get time to roast yesterday, so will this morning. Had a blacksnake welcome me back to the toolshed after mowing by hanging on the door when I opened it...good to get some heart muscle workout.

Good morning! 75˚F heading to 88˚F, chance of rain but it looks like it will stay north of us, bad for the yard but good for my continuing root trench project. Since the barrier came in I really want to finish it by the end of next week.

Drew there are rentals in our neighborhood maybe you could find a rental and the decide if 55+ living is for you at that particular place. There were four 55+ living areas that we visited before we bought here. All homes here are 2 or 3 car garages, I ruled out any home without a 3 car garage, what will you do when a hail storm is predicted? A car is a big investment to leave outside all the time. That would be a deal breaker for me. We also checked out the Amenities and community involvement and the HOA finical strength. We also got a copy of the rules and made sure there were none that we could not live with. Most (all) of the people who feel too restrictive later and move out had skipped this part.
Everyone buying here still has a choice of building new (for at least the next 5 years) or buying an existing house.

edit: Drew I just noticed no HOA ??? Who enforces the rules??? What type of clubs, activities and amenities are available?

Wngsprd, for heart exercise a pool swim sound less stressful.

Don, thanks. There are zero rentals in this community. The entire area has restrictive zoning and local homes, mostly townhouses, start at 400k and go up quickly. Look at this map and the market values shown. It's why I did not believe I could buy anything, but this community was a nice surprise. The cost of real estate here is not only due to basic desirability of area but fact that schools are best in State. Senior teachers make six figures at all three local high schools. Because this is a commuting area for Philadelphia, the Route 1 tech corridor in NJ and NYC, income levels are very high. It's close to California pricing in PA.
Whereas here in NC I have a wide choice of really nice homes in the 150-200k range. But I need to go home to PA...

Your point about a garage is a very good one. Wonder if I could put up some form of reasonably attractive carport. The area rarely gets hail btw but who knows

The area has simply become unaffordable to most middle income buyers.

regarding HOA, do not believe there is one...BUT I'm sure there are rules, asked realtor to investigate. Cannot get traditional mortgage due to land being leased, another quirk, but local bank offers financing on these homes and my accountant sits on their board...I need to find out what trend has been on land lease costs, make sure of issues like assessments for repaving, etc.

Drew-over 55 places abound up here-especially towards Newtown. When my fathers old boss moved to a senior community, he had women doting on him and was about as happy as he had been his whole life. I have passed that community many times and my brother in law was thinking of moving there with his wife-but he's got no money at this point to do so.
Wngsprd - snake on the door, wasn't that a movie? How is Coco, any improvement with the new medicine?
RNG - thanks for sharing the tranny work-may need to do that myself soon as the simplicity is acting up.

So this is a hummingbird moth my dog is staring at. It's been coming to this pot of flowers for a couple of days and finally got a shot if it.
Looks and flys like a very tiny hummingbird-nature certainly likes to reuse designs.
