It's the stuff my builder installed when he installed the lawn about 8 years ago. He used a blend from a local "Lesco" distribution center thats a mixture of fescue, perennial rye, kentucky blue grass, and a healthy amount of annual rye to get it started.

I use a local company "Turf Technologies" who does a crab grass treatment in the spring and 6 treatments throughout summer along w/ grub treatment and lime in the fall. They also treated it for a sod webworm insect.

I also have a sprinkler system and that helps quite a bit when things get dry around here.

Just need to change blades and sharpen the other set on the deck -- and change the gear oil in the mower desk transmission and I'll be good for next season. Need to get an impact wrench for blade changes as I like to sharpen often as that helps to cut the grass instead of ripping it which helps prevent it from going brown after cutting.

Very happy w/ my CK-20 "residential lawnmower".

I've got a bx24 (traded up from a crafstman) and I've been happy with the lawn mowing capability for sure. My BX24 seems a little light for the dirt work I'm now getting into. I'm exploring trading up to a Kioti CK25 or higher and then getting either a BX1850 or another craftsman (believe it or not) to just cut the 2 acres of mildly hilly grass around the house. Just MHO.

If your planning on getting a BX for just cutting grass, don't do it!! Get a ZERO TURN mower.
