That gas station burned down a few years ago set by the owner, who is now in jail. What direction from Cov was she? This place is about 6 miles south.
NE from that 3 way intersection about a mile. That place must just barely be in the snow belt then huh?

ArlyA, hope you find what you want at a decent price. I really like my place in the middle of nowhere but if I was doing it again, I would buy vacant land and build what I want. If you just need a shelter for when you camp, fixing up an old cabin might make sense but in general it becomes wasted work/money.

I would put up a nice pole barn and finish part of it for living quarters.

Congrats! First thing, buy a tractor of course, I know you’ve been looking.

Ya, we got so much to do before winter.... Barely know where to start. Still got my eye on this 2022 4066, but then we'd have to store it where for the winter??

When I had a larger tractor that we'd leave out on our property over the winter, I'd build a simple frame of 2x4's and put a tarp over it to rain, snow, and sunlight. Remove the battery, top off the fluids and that was that. In spring, I'd remove it all, clean the dead rabbit guts off the seat (something would drag rabbits into the cab and eat them on the seat), pop in the battery, check fluids and off I'd go.

You'd probably have to consider a stronger shelter due to snow loads.

PSF snow load code for in town is 140. And while out there, it would be needed to push snow around with.

This still applies.
----------------------------------

1. Clear the parking area.

2. Somewhat clear the mile in to the cabin. (its in terrible shape)

3. Clear back the cabin area.

4. Prep cabin from winter use.

5. Find someone local who could plow the parking area for us.

Is "6 miles south of Covington" still really 140 PSF though? It ain't exactly the same as the Keweenaw.

I would be looking into a metal carport. For 3-4 grand you can have one delivered and erected for you (once you can get a truck driven to the site anyway). The metal carport folks wont promise 100+ PSF, but you can take the gamble yourself and probably be fine.

i have no idea what the snow load code is, but those prefab steel tubed garage packages come with a whooping 40 psf. We already had one bid with 120. Lets say we saved some $$$ and left it at 80, then it caves in. What would we be saving?

If all you want is to protect the tractor, get a 9' tall sea container. Secure, take all the snow you can pile on it, relatively cheap, easy and QUICK.

If you are going to have a tractor on hand, why do you need someone to plow a parking area?

I can speak for a carports durability up there when I was building my cabin up there often I'd drive in with 3+ feet of snow on carport roof, parked an old 20' camper under it I Stayed in when building, definitely saved camper roof from caving in still have and use carport it's pretty easy to move around with a tractor or 4 wheeler or at least It was for me. I paid a little extra to get 8' walls. Despite code all I've ever used is rerod anchors ie stakes, easier to remove than screwin ground anchors. Plus I didn't need a permit for it cuz it wasn't permeant cuz it's movable. Going on about 15 yrs it is starting to rust a little. It's located near lake Superior so it can get windy.

You can store that tractor at my place Arly. It’ll have to sit outside though I doubt it would be low enough to fit in my shop. In all seriousness it can sit outside for a winter.

It looks like a great place, if it all works I’m sure you’ll enjoy it.

I've fished Worm Lake. Didn't catch anything but it looked pretty fishy!

I think if you can maintain plowing it with your 6x6 or your 700 he left you all winter cuz you live nearby you can diy it after snowfalls. However if you let it go your hiring someone with a d8 cat to open it up lol. That drive in is a mile you have to plow? Or is there parking before the mile trek?
