My wife and I are heading to the place we have a contract on later this week and spending the night. We have my father in law and my best friend joining us, so we can show them the place. I need to get some ides of where we want to build a horse loafing shed and run-out for our mini-donkeys and when the daughter visits with her horses. I also plan to replace the built in gas fired fireplace with a free standing wood stove and need to look at options.

I'm dreading moving all of our stuff to the new place in the coming months, but it will give us a chance to purge. We're scheduled to close by the end of October, but we'll start moving some stuff sooner.

Lots of wet spots and its moose country. (they love swamps) We have legal access and the road going in is our responsibility so yes, we will be improving it.

We texted our realtor yesterday and got the bid process started and told the owner the same thing. When out there on Saturday, we took some time and more carefully looked at the 1 mile road in as to how we could get the wet spots drained. Many we could do that and found one with a bypass trail around. Logging trucks were using it X years ago to we can at somewhat fix it via tractor.

That's exciting! I hope you all reach a reasonable compromise. Looks like some rustic charm, does the cabin have electric, water, septic and sewer? How many acres? Is it fed by well, spring, bring your own?

It's off grid and many camps are around here. I'd guess more than 50%.

In two months we are normally seeing snow. Basics to do listed below.

1. Clear the parking area.
2. Clear the mile in to the cabin.
3. Clear the cabin area.
4. Prep cabin from winter use.
5. Find local who will plow the parking area for us.
6. What else?

Congrats! I've spent some time in Covington, dated a girl from there for 2 years. Her dad's house was about a mile from that main T intersection with the gas station on the corner.
That gas station burned down a few years ago set by the owner, who is now in jail. What direction from Cov was she? This place is about 6 miles south.

Get to know/improve the off grid capabilities.
Get some flagging tape, and lay out some new trails!

Make some wood assuming that cabin has a wood burner. Correction, it's mid September buy some seasoned wood. Congrats, looks like your going to be pretty busy in the near future.

I might be backing out of the place in OK that I have a contract on. I just learned of a proposed wind farm that would surround us on 3 sides with turbines. Still doing some research, but I think the deal is sunk.
