Every listing over a few weeks old, were just crappy land when we were looking. Good land is bought pretty quick.

We had a friend that's always looking at land to buy - he called us up and said, we needed to see this land that just went on the market, if we didn't buy it, he was going to.

This was Christmas day... so we left the next day and drove 9 straight hours to the listing realtor and someone had already saw it before us!

They wanted house and land, we only wanted land. 30 minutes later we put an offer in. Wife wanted 5 to 10 acres (I wanted more) so we settled for 28 acres!!

Good luck on your offer search! We've stumbled into a place our friends are selling in OK and we're working on the contract to buy it. It's kind of stressful, to be honest.

Eddie, I'll be really excited if we make this happen. Shellie and I actually have the plans for the house of the place we're hoping to buy, because we planned to build the exact same house on our own place, once we found property. We never dreamed the place we were trying to copy would become available for us to purchase. So far, it's going smoothly with the contract and negotiations. The sellers have been long-time friends of ours and none of us want to ruin that. Fingers crossed it continues to go smoothly. I'll PM you details when we have a contract signed.

They just decided they want to go back to being full-time RV'ers for a while and they're not ready to settle down. They don't have kids and have always had a 5th wheel. They built the place and have lived there about 8 years, but ultimately didn't like being tied down with a place and doing the upkeep.

Here is a 80 acre partial with a mile road (we hiked) in through state land to it. Quite a rustic road in with wet pots etc, etc.. Today we'll be back look at this one for a second pass. Bring a weed whacker this time so as to see better. Spouse is excited about it, were as I am less so.

This is another one we'll see that's near by so see for its 2nd time.

I didn't read back through this whole thread, but what's your purpose for the camp? Just a getaway, hunting/fishing, eventual retirement, future build site?

Back at this one yesterday and took pics of its bottom side. We've had a wet summer and the grasses, weeds and shoots made walking the property very difficult. Cabin is quite rustic.

Here is another we looked at again yesterday but this time, the owners happened to be there along with there son and grandson. What nice people. Gee was it a fun AND a adventurous stop. We learned more about the property and house in and hour, than speaking with the realtor for all day. The son invited us to see along to see a bridge located behind there property and since we wanted to see more of their property anyway, we went along. Gosh, it was an adventure ride. :eek: We were the only ones with saws, tools and tow ropes.

First pic was very weathered uncovered osb sheeting I assume that's a tear down? Second was painted t 111 so lots of maintenance in the future problaby. Adventure looked pretty fun though.

I didn't read back through this whole thread, but what's your purpose for the camp? Just a getaway, hunting/fishing, eventual retirement, future build site?
We don't hunt/fish but are looking to get a place out of town and have enough land we can build and maintain trails on.. My spouse needs to work a few more years so we need a place close enough to commute or keep our current place. Most camp are too rustic to live year around on but we might have to go that route due to cost.

It is in poor shape, inside looks reasonable so we're not sure its salvageable. They priced the property high and we'd guess had no offer's in a year..

I thought the OSB looked like it was too far gone to throw some siding over it. It also looked like the floor, from the underneath picture, was also OSB.

It's nerve wracking, listing property. We have two properties to sell, to bridge the gap for the new place we're buying. Both properties are about 3.25 acres and back up to one another. The back property is a beautiful lot with pine trees and well kept homes on all sides. The other lot has our home, detached in-law apartment with attached horse stalls/shed roof. Unfortunately, I have a neighbor on one side of me who's place is a wreck. It's a shame, because it has a decent home, 60 x 80 covered horse riding arena and barn/stalls and a nice insulated shop. But he's in his mid-40's, doesn't work and apparently doesn't do yard work either. I'm not sure why he (his parents) even bought the place actually. The saplings against the foundation have all grown up and you can barely see into the house. Aside from the mowed lawn, the rest of the place is all grown up with saplings growing up and rubbing the nice metal on every structure.

I'm trying to muster up the conversation to see if I can help him clean up the view from my place, before I list it for sale.

Most of the camps we've looked at, are garbage ridden and no weeds cut all summer, or for years. Most people are elderly and just tell the realtor "as is".. This one was one might be the most tidy we've seen. We are not sure why they kept it so clean, they used a atv to get in and out.

Were as this one we'd need to hire a boom truck to pick the garbage and three mobile homes and campers out. They have a nice gravel road in. (not seen in this pic)

I'm so busy right now that I can't keep up, so I might have posted this already. We just signed a contract on a 114 acre place and expect to close in October. I'll post a dedicated thread with details when we finally close. It's been a once-in-a-lifetime opportunity for us, with the sellers being our best friends. What's cool, is we're all looking out for each other and doing everything we can to make the transfer go as stress free as possible. I don't know how I got this lucky.

I look forward to sharing the details and photo's of the place, when we finally close and get moved in.
