WOW That's a long run for dryer vent. The shorter the run the easier and shorter drying time. Plus less area to clog up with lint. Just my 2 cents.

It is common to only put a shutoff on the cold water supplying the hot water tank. That valve shuts off all the hot water in the house and the only time it would be an issue is when you replace the tank.

Color of the handle is meaningless. Our plumbing supply house has red handle shutoffs for pex and yellow handles for sweat copper. Just the manufacturers preference I assume. We use red and blue pex to mark the water lines for hot and cold.

Our first house was a bi-level with the garage on the back/bottom. The vent ran through the unheated garage. I suspected there would be condensation in cold weather, so I used PVC pipe for the horizontal run and held a slope towards the exterior wall so it could drip if necessary. Figured the smooth inside would help cut down on the lint getting caught as well. The goofy thing is we lived there for 17 years and I never noticed any stalagmites growing under the vent in winter.

I didn't know you have a stump grinder. Must have missed it.
Any pics or description?

Peter,
Suggest you check on those vent lengths installed after the inspection. I think dryer max is 25' with 5 feet off for every 90 deg turn and half that for every 45. It is 28' from the dryer wall to the back of the house. You exit about 32" before that but all the angles and turns add in as well. I see 2-45's where it exits the house and there must be at least 2-90's back at the dryer end.
That cuts the total length allowed to 10 feet. We have a big lint screen in our dryer, 1-90 degree elbow and straight out to the outside flapper only 3 feet away, and still have to clean lint from the flapper about 4 times a year. Lint build up in dryer vents is a huge cause of house fires.

With all your insulation, do you need an outside fresh air source or a pressure balance inlet for the dryer and gas appliances, and cooktop vent? We talked about this months ago, but no installation has been mentioned.

Pete, the rock looks nice and I'm looking forward to seeing the fireplace exterior too. With all the moldings added that have complimentary colors to the inside fireplace, even the green wall looks much better than before. Your mother is gonna have plenty of projects filling up all the flowerbeds. Maybe you'll let us see those after they are established. I'm really interested in what she will put up under the deck on the steps side of the house and how easily she will be able to get into that area to work the plants. It will be a nice shade garden area, but she may need a step ladder to get into it.

I'm exhausted just looking at all the things you have to do there. Do your friends ever complain of the bee sound when you are around?;)

BTW: The cutoff on the water heater is normal as Robert mentioned. You have to have a pressure cutoff to be able to disconnect the heater. You can drain the heater and hot water pipes by using a hose on the draincock before moving the heater, but you need a way to remove pressure while leaving the rest of the house pressurized.

Here is the drill with Peter. You show up and he puts you to work helping on one project or the other for hours at a time. We have built dams, created burn piles, built furniture, built audio systems, repaired cars, done major landscaping - Peter is one super motivated person. I never complain about the bee sound because after the work, we drink like fish.
