When thinking resale, a table may help sell faster it faster, instead of people not wanting to live there because there isn't a place for a table. Kind of like the bathtub debate. Most people never use the tub, but they all feel they have to have at least one in their house for resale. Of course, if I was buying, all I would care about is the location, the amount of land, and how big the shop is. :)
I know thinking of resale is a thing, but tbh, I've been wanting to build on this lot since I bought it in 2003 and, So I think I'm going to build what I want, not what some dudes wife wants or some real estate agent wants etc.

I bought this land when I was 29 years old, being 49 I'm feeling the pressure to get 'er done.

I'm glad to see you expand the garage out to 42'. I had a 24' for a few years and it got narrow real fast.

And about the columns now in the garage. A friend had them in his and while they were needed to hold up the house, they sure were a pain in the ax to work around, and not bump into them.

Yeah, that's why I had it at 24. I don't like columns, but not sure there is a way around that with wanting an 8ft ceiling on the second story living space. Plus the engineered lumber is so pricey. However, theoretically, that garage is for parking, not working. I have the rest of the shop to work on stuff.

Yep. By looking at your plans the columns won't be so bad.

I don't like columns ...
Nobody does but actually with these dimensions the column doesn't get in my way and actually proves to be an asset.

With your identical stall width you will likely have no inconvenience :).

Well, it looks a lot simpler on the outside:

I might reinvestigate scissor trusses to maybe move the 3 car garage ceiling up to get 8ft tall doors. However, I'm already very close to the maximum stair tread rise. I'd have to make other changes to increase the total run of the staircase.
