How is exercising his full rights a loophole and not paying rightful taxes? By definition if he is within his rights to be zoned ag and that results in reduced taxes that is not him getting out of paying his fair share.

You either get it or you don't...

The "loophole" is not in the tax codes...it's in the practice of the citizen...
Sort of like documenting a yacht to eliminate the yearly registration tax...

Not much difference than some of the tactics used by some to stay on government handouts like food stamps and free cell phones etc...

How many citizens complain about fixing potholes in public roads and gripe about other city/county services but resist every increase in local taxes they can...?

Why are there so many bad teachers and lousy cops?....because generally you get what you pay for...!

The original poster didn't say anything about looking for a "loophole", you thru that into the mix. Of course, your purpose in doing that is to feed your self righteous ego at someone else's expense. I have a deal for you, you pay all of my property taxes so you can claim you are such an upstanding citizen and I will laugh all the way to the bank. That should make us both happy.

In that case I shouldn't pay as many taxes as I do. My potholes are not getting any attention. I'm definitely not getting what I'm paying for. Oh I forgot I have to pay for other people that aren't paying taxes.

It sounds to me like you're interested in finding a loophole to get out of paying rightful taxes...!
I certainly recommend everyone take full advantage of all tax reduction programs available to them at the Federal, State and county levels. Doing so is all about having the proper tax knowledge to help you and remember that honesty is always best policy.

There is a difference between taking advantage of available exemptions (which I agree with) and changing ones land usage after the fact merely to avoid a higher rate of taxation...

A savvy property buyer should be aware of what their taxes will be after purchase...

*.. what our farming friend wants to do .. Gov't won't just take your word for it, they check up on activity "after the fact".

A savvy property buyer* should be aware of what their taxes will be after purchase...

* Taxes are always disclosed when purchasing property in Michigan, regardless of whether there are houses/buildings on it. Only someone who signs without reading would miss that, here or anywhere else.

btw, Some threads are about the OP. Some draw comments about somebody else completely. "There is something 'wrong' with everything." And there are folks who never stop looking and judging people they don't know and whose intentions aren't looking for sidetracking criticism of the irrelevant "after the fact".
