Just a quick note for you East Texas folks -

Just dried in a large addition on our house. Being of Scottish descent I bid everything. I hit all of the big players Bison, McCoys, Stock, HD, Lowes, and 84 Lumber. The 84 in Conroe gave me a great discount structure, beautiful lumber, next day service (including free delivery for orders over a grand) all for 10-50% less than the others. I would e-mail my material list and then call. Mark, the manager, would walk through the list and make suggestions to save additional $$$, take my CC number and send the truck the next day. His salemen know me by name when I do visit the store. He even delivered during Ike when everybody was operating on generator - I couldn't get the other guys to even call me back. He also won my window and door business based on price and his ability to get me custom stuff without custom prices. He would have gotten the truss business as well but with his pricing on 24' clear span 2x10's we couldn't resist the option of a vaulted ceiling.

I can't walk through the lumber section of Lowes now without shuddering.

Anyway, passing this along in the hopes you can save $1000's as well.

Funny, long ago we used to trade at an 84 Lumber, for some reason we have never even stopped in that one. Wish we had known this before I spent all the money on the rental and ordered windows too. But good info for the next time.

Where do you live at Willis? I have a couple of RV lots I need to rent in Walnut Cove off Calvary. I also own 4 lots on a corner up there down by the newer houses, no lake front though. In fact I need to get up there and mow them. There is Lake Conroe access, the little subdivison is ok. We bought and remodeled and sold the little 2 story house on Arbor Oaks in there a few years back, had issues renting it so just sold it.

The 84's around me have the poorest quality lumber I've ever seen. 2x4's with staples all over them, refusing to take culls from bundles back, over delivering then refusing to take excess back, etc.

The 84 that was around my area closed down at least two years ago. Don't know one that is close.

Yes, the 84 Lumber on Jackrabbit Road (now FM 1960) and Hwy 149 (now 249) was a great place. I moved away before I could try the one on Hwy 290 in Cypress.

I used the same 84 Lumber in Conroe when I built my house. They beat everyone on price and the service was great.

THe 84 by me closed as well. They were the cheapest when you bought in bulk but for single or 2 or 3 pieces hd was cheaper.

but Lowes has better quality

My local lumberyard had prices that compared to both and usually better quality than both although anything else i wanted there (hardware flavor) i could pay upward of 2x as much. But they recently closed up do to bad management and a chapter 11 a little over a year ago. (they were skimping by on a cash basis but they blamed the poor econ as to why they closed)

The 84 lumbers in MD are a joke.
The carry next to nothing (no 1x, no 2x3's, no this, no that)
what they do carry is "cull lumber"
everything is over priced.
no service at all.

Our local Lowes is better than HD. There aren't any lumberyards left here in our county. 2 HD's and 1 Lowes are here. The yards depended on the building business, and when that tanked, so did they. We had about 12 yards here, 20 years ago. The last went out last year.

84 in Mt airy had nice lumber last time I bought there. They have a large store there. Some of the other 84's were almost worthless. One thing they have that Lowes and HD don't have, lumber over 16'. Most of my house is framed from 84 lumber. With that said, when I built they were good on price for my first floor load. But when I ordered for my 2nd floor, I just gave them the lumber list, and they soaked me on the price.

How much to rent one of those RV lots in Walnut Cove?

They are 30 X 60 each, with community water and sewer, electric there too and a good solid driveway. Will rent one for $150 a month, you are responsible for utilities and having them turned on. They have raised so much don't know what to charge anymore and it was costing me to much to keep them on with HOA dues. The base for electric is only $4.09, but water is near $30 a month, hook up fee, $175 I think, it used to be.

The 2 lots are side by side at 9890 and 9892 Arbor Oak, beside the nice red barn. They are to the left of it, the back of the lots are facing a fenced in field. This street is in the front. Go through the entrance, turn left continue to the branch in the road and hang left on Arbor Oak, just past the grey house to the left and then the 2 lots then the red barn.

I haven't mowed but once earlier this year, plan to go up and mow end of next week.

I have 6 others down the street spanning a corner, really nice, but no utilities. We haven't had time to do much with them, but I keep them all mowed and cleaned up in the summer. If you are interested will give you my email address.

Oh, my husband said tell you guys he has a 73 model 2000 Ford tractor. The tractor had belonged to my dad. He got it new, a motorcycle, boat, small RV, and a new truck. He was all set for retirement and 6 months before he retired, he got killed in a construction accident. Very sad situation for he and my mom.

He said what are you doing on a tractor site? I said a guy on another forum said I might be interested in talking about gardening and chickens is why.
