You've come to the right conclusion, two is about right and three is great. Some of our tractors were made in the 50's, but get regular use while the newer ones are needed for something else.

Spot on. And choose the implements carefully.

Met with the home owner today so he could explain some of the particulars of the property. I could tell he didn't really want to let go of the property, but his new wife insists. He is 74 and walked with me over at much of the property. Man was incredibly sprite for being 74 years old!

We also made some deals on a bunch of equipment and I think I got some very fair deals. I got the following to help me get a start on maintaining the property:
- Ford 3400 with loader, 6' bush hog, blade, plow, disks, hay spike and the spike looking forks that attach to the bucket for $3500. He even taught me how to use the tractor.
- 22 ton log splitter (used one season and looks brand new) $500
- two little flat bottom boats for $100
- solar electric fence charger for $50
- old bear tracker 250?ATV for $400
And a bunch of stuff he is throwing in to maintain the property like fencing material, jacks, various nuts, bolts, tools, a gopher getter, etc. so excited to close on this property!

I'd be sure to invite him to come back any time and sit under the shade trees Etc. You will have questions that he can answer correctly today that will take you a year of searching elsewhere.

Yes, I aleady did and he seemed really appreciative. I said he can come by anytime! He said there were some 8 pound plus bass in three of the five ponds. Can't wait to try those out!

Sounds like that will be the perfect start. If your really intent on mowing 20+ acres at least once per month, you may want to look at bigger old machine and batwing at some point, but that can wait a good long while.

The twenty acres are semi cleared, so I don't know if the batwing would be much assistance. I would like to keep the ford 3400 strictly for mowing and still buy a smaller utility tractor to maneuver in the back 30 acres that are stil heavily wooded.

Yes it would! He doesn't care to fish much, but he thoroughly enjoyed seeing his kids and grand kids fishing. He said one of his sons caught a 8 pounder about ten years ago and had it mounted. I sure hope he is not just telling "fish stories" haha

You might be surprised how good of a size that ford is for general work. Not too big to fit places, heavy and strong enough to get work done. Maybe a touch heavy for yard chores. Run it for a summer or longer and see what limitations you find. Then you can make an informed decision on what You need/want.

Thanks for the info! I was really looking forward to having a newer model tractor with hydro tranny and some of the other nice features, but I will take your advice for sure and see how the old ford does.

Well it obviously worked well for him. But I totally understand your desire for a second smaller tractor. Having a year or so under your belt should allow you to better understand your needs and more time to come across the right tractor/deal.

Kinda second guessing myself on the tractor..... It has a pretty bad power steering leak (which previous owner just kept a lot of Hyd fluid on hand to remedy) and the three point seems to bleed pretty bad too. Hoping these won't be too difficult to fix.

I would start a new thread for those issues. 3 point leaking down should be some couple dollar seals. Power steering maybe as well. There's a lot of older ford guys around, and they seem to be plenty of after market parts as well as maybe still for dealer.

In Michigan what your deal what you got is a steal so I would try to fix a tractor little my personal opinion you would pay that much just for equipment for what I've priced out and four wheeler is worth of Grand in Michigan

In Michigan what your deal what you got is a steal so I would try to fix a tractor little my personal opinion you would pay that much just for equipment for what I've priced out and four wheeler is worth a Grand in Michigan

A few updates on the acreage.... The old farmer had tons and tons of junk. I'm on my second dumpster trying to rid just the barn and storage sheds of crap. He also thought plumbers putty was the fix all for all things plumbing. While pulling carpet and the vinyl flooring in kitchen, I found mold because he has had previous leaks that he didn't take care of properly. But, the good news is, no matter how bad a day I have trying to right his wrongs, I can ride the Rhino down to the pond and catch a big old bass! Makes it all worth while!

Enjoy. Sweet deal on the equipment and on the property in general. When we moved into a similar situation 36 years ago we made 33 trips to the landfill with junk left behind.
Those older Fords can often go forever with few problems; yours sound like a few seals need replacing which is a lot less costly than upgrading to newer stuff, but I think in a while you're going to know just what will work for your needs.
I love your woods; looks like many years of reduced heat bills, and possibly a little timber.
I'm going to be in a situation similar to your seller's in a few years ( hopefully with the same wife ) and I constantly wonder about the next owners of this place. Sure they're going to snicker about some of the a** backwards things I've done over the years, but it would be worthwhile to have me consult on this place. I know things like which wells are good, and which ones stink; or which fields or roads can do what and when. I could share a lot of things I've learned the hard way to prevent them from making some costly mistakes but they still have to and no doubt will make some of their own errors.
We never really own land, we're merely stewards for the next generation.
