Here is a link to the Salem County NJ website. If you read the third article down on the main page it seem's as though the county/state has been able to preserve 20,000 acres in the county where I live. Was just curious if any of you folk's from around the country have similar program's where the state buy's the developement right's of your property. Here the farmer's like the program or hate it really no in between.

They are starting to do tha in my County too. They basically tell the land owner there are only so many development credits, you have a choice to sell a portion or trade with another land owner for their development credits. Overall, it limits the land use ability.

We just had a very divisive primary election in my county over development issues. Since the Democrats have a strangle hold on most office's if you when in the primary you win the seat. In two out of three County Commisioner seats there is no other party running so the two people than just won the primary get the seat.

One proposal that has popped up during the election scares the heck out of me. From what I have read they county will only have so much land that can be developed. The County decides how much. I don't know how they decide if I have development rights or not. The way it reads, is if YOU want to buy land and that land does not have development rights then YOU also have to go guy the rights from someone else. /forums/images/graemlins/crazy.gif /forums/images/graemlins/shocked.gif /forums/images/graemlins/mad.gif /forums/images/graemlins/mad.gif /forums/images/graemlins/mad.gif /forums/images/graemlins/mad.gif This is all in the name of land preservation.

The Nature Conserancy has been buying up land to preserve and the state also can buy the development rights and has been doing so as well.

I'm hoping that the development plan that has been mentioned just quietly goes away. If its pushed its going to be a mess.

My county has been buying up land for years for farm preservation. This policy is somewhat questionable to me. There are other ways to accomplish the same results without using scarce capital on land purchases.

For example, other counties nearby are offering huge tax breaks to those who set aside their farm land. When they do this, they are prohibited from subdividing or in any way developing their land for many years. If sold, it can only be sold as a complete farm and cannot be rezoned. Hence, the county accomplishes the same goal without huge outlays of cash. The folks I know who have signed up have locked their land into agriculture for a 30 year period. The tax breaks can be exceptional, and it's a good program. Owners just have to understand what they are signing up for. Kids looking to cash in on granddad's farm might be in for a shocker.

Thank's for the replies guy's. I will give you some details for the program here. It is a 50 year contract and nothing but ag building's can be built upon the land that is preserved. The land can be sold but only for ag purposes only. When you recieve your money you have a year to purchase more land if you do you don't have to pay taxes on the money. Also once in the program you get a lot perk's like drainage ditches dug a large percentage of pivot irr. paid for and some more stuff but you get the picture. But here are the negatives. Around here some farmer's refer to it as the wellfare program. Farm's that are in trouble get selected blow all the money and then have to sell their land for way less than what it is worth since it can only be used for ag. The state pays way less than what it is worth example 1 acre's market value is around $30,000 the state will then determine the dev. value which is around $2500 in this county other counties it is as high as $10,000. Also in my opinion the farmer's are selling their retirement since with the value of any farm these day's is it's land.
